Closed up a doorway to create a larger kitchen and fridge cabinet area, adjusted some electrical, fixed the sheetrock, self-leveled the floor, installed custom cabinets & counters, floating shelves, glue down vinyl flooring, paint and appliances and this kitchen has new life for a new owner.

Beautiful custom kitchen renovation to create an open concept and combine the original smaller kitchen with the dining room.
-
To create the open concept we built temp walls and added double 18”x20’ LVLs for the main wall and triple 12”x10’ LVLs for the dividing wall between the kitchen and dining room. Dining room wall was tied into the main wall with a triple LVL hanger and joists for each room hung up against the triple LVLs.

We jackhammered and relocated drain lines, water lines, repaired broken HVAC floor ducting and added a duct in the floor for a down draft range.
-
All new laminate flooring throughout most of the downstairs.

Updated electrical all over the place.

Sheetrock & texture.

Custom kitchen cabinets that we build here in the city and brought to site for installation.

This 10’h pantry cabinet features lower pull out drawers with soft-close drawer glides, a stationary shelf at 42”h for a microwave & other appliances and adjustable shelving on top.
-
A cool added feature is that the pantry is also accessible from the fridge side for the top portion. Since the pantry wraps around the wall I wanted to make sure it looked similar to the right of the fridge and not just be a blank corner.
-
The 4th & 5th pic shows how the design was originally planned and rendered when I was working on the concept with the client. The last pic is how the area started the day we started demo.
