We talked about kitchens and bathrooms. Now the room nobody thinks about. 🧺

The laundry room.

Ask any insurance company what causes household water damage and washing machine hoses come up every single time. Not dramatic floods — a hose that gives out while you're at work, or a slow drip behind the machine that nobody sees for weeks because the machine is sitting on top of it.

And here's the irony: because laundry rooms are small and nobody sees them, they're where people put the cheapest flooring in the house. The room with the highest water risk gets the least protection.

A waterproof core costs very little extra in a space that size — and it's the one room where it absolutely earns it.

Not consciously. It's more like: the handrail gets used a little more. You start thinking about the laundry basket. Someone mentions a one-story house.

October is National Kitchen & Bath Month. And there's a reason it's October. 🍂

The association that created it picked this month on purpose: it's the window when homeowners can renovate and still be finished before the holidays arrive.

Which is also when flooring gets interesting, because kitchens and bathrooms are the two rooms where the wrong floor shows up fastest.

Think about what actually happens in there: the dishwasher that leaked for a day before anyone noticed. Wet feet from the shower, twice a day, for years. The pot that boils over. Steam, every morning.

Real wood in a living room or bedroom is gorgeous and holds up fine. The trouble starts in the rooms nobody thinks about: the kitchen, the laundry room, the bathroom, and anywhere near the door you walk through after the pool.

Wood expands and contracts with humidity. Add a spill that sits overnight and you get cupping or gaps that don't go back.

So here's what we usually suggest:

🌳 Hardwood where it's dry — living areas, bedrooms, formal spaces
💧 Waterproof luxury vinyl where it isn't — kitchen, bath, laundry, entryways

Today's wood-look vinyl is genuinely convincing. Most people can't tell until they kneel down and touch it.

It happens more than you'd think, and it's almost never the flooring itself.

What actually moves the number:

🔹 The material — carpet sits at one end, hardwood at the other, luxury vinyl lands comfortably in the middle
🔹 What's under the floor — if the subfloor is uneven, it has to be leveled before anything goes down
🔹 The layout — transitions, closets, stairs and odd corners take time that an open rectangle doesn't

That's why we measure before we quote. A number pulled out of the air isn't a favor to anyone.
