👇 Start with a Project Planning Blueprint He began his career helping his father with block work and taking on summer construction jobs, and by age 25 he was tackling his own projects. As a California-licensed general contractor, he has led large-scale remodels, smaller renovations, luxury custom home builds, new-home construction, and commercial renovation and restoration work, including fire remediation, water damage restoration, and mold remediation. He has collaborated closely with designers, architects, engineers, and insurance adjusters to coordinate claims and project scope. He is IICRC-certified, with credentials in Water Damage Restoration, Fire and Smoke Restoration, and Mold Remediation. He has developed practical processes and systems to keep projects on time and on budget, always prioritizing safety, quality, and clear communication. Motivated by California’s high housing costs, he now dedicates himself to giving back to the community by teaching others how to build their own homes—sharing field-tested methods, budgeting strategies, and project-management techniques that empower homeowners to realize their visions at a fraction of traditional costs, without having to pay a general contractor, and allowing owners to control their entire project. This is one of the places construction budgets can quietly get away from homeowners.

You see the finished kitchen.

What you don't see are all the decisions that had to happen before it got here.

Appliances, cabinets, countertops, plumbing fixtures, electrical requirements, lighting, flooring and finishes all affect pricing.

If those items aren't clearly defined when bids are requested, contractors may be pricing different scopes or using different allowances.

That's when the original “price” can start changing during construction.

The better approach is to make major selections early, develop clear scopes of work and compare bids as close to apples-to-apples as possible.
