What are those bolts sticking up out of a new foundation?

Once the block walls are in, you will see studs popping up all along the top of the wall. They are there to hold the wood structure down to the foundation. Each bolt gets a nut and a washer, and after the bottom plates go in, we secure that plate down so it can't rattle free or blow off the foundation. This is what holds your house down to the foundation.

What goes behind your siding?

When we re side a house, a common choice is Tyvek, which is a moisture barrier. We can also use Insultex, which is a moisture barrier and an insulator at the same time. It adds insulation without the cost of rigid foam. We still use rigid foam often, and if you want the next level up, you can go with full rigid foam underneath your siding.

What flooring goes in a basement?

Upstairs this addition got an engineered hardwood floor. Down in the basement we chose LVP, luxury vinyl plank. It is waterproof, so a spill down here is an easy cleanup, and it is fine making ground contact with the cement slab underneath. We love this product in basements and laundry rooms, and it works in the rest of the house too.

When can you still change the plan?

The walkthrough with our construction manager is one of the few points in a project where what you say can make a real change. On the plans, this opening was about half the size. The homeowner walked through and wanted it opened up, so we put in a new structural beam and doubled the opening. Now the kitchen leads straight into the family room, with a better flow for the whole house.

What happens to your backyard at the end of the job?

Once the building work wraps up, we grade the yard as flat as we can make it, put down a fresh layer of topsoil, spread grass seed, and cover everything in hay.

Timing matters. Grass seed simply will not take in peak winter or peak summer, and early fall is one of the best times of year for it to grow. From there all it needs is watering, and the lawn comes back to normal.

What does a week of our work look like from the air?

A lakeside pavilion with a stone outdoor kitchen. A cedar shake dormer. A bluestone patio, a fire pit and a covered back porch. An addition going up, a gable wrapped and ready for siding, and an add a level under tarps.

Mounting a TV over the fireplace? Plan where the cables and the gear go before the walls close.

On this fireplace we knew a large TV was going over the top, so we built a compartment into the side for everything that connects to it, like a DVD player or a video game console. It all stays hidden away.

Then we ran Smurf Tubing from the back of that cabinet to behind the TV. However the technology changes, you can always update the setup without opening the sheetrock or tearing apart the fireplace.

Do you have a sprinkler system? Tell your builder before the digging starts.

When we excavate for a foundation, we sometimes run into black pipes in the ground. Those are your irrigation lines, and unfortunately they are a casualty of the excavation process.

In some cases we can connect them back together. More often, once the project wraps up, the sprinkler system has to be rebuilt. If we know about it up front, we can factor that cost in from the start instead of it showing up as a surprise at the end.

The foundation is in. Now we backfill.

The block walls are set and waterproofed, and the crew is compacting the soil back in along the wall, lift by lift. The tracked loader moves the fill, the excavator works the dig, and the truck is at the curb to haul out what we don't need.

What happens to the budget when we open a ceiling and find something nobody planned for?

On this renovation there was a large plumbing stack coming down from upstairs, plus drain lines running over from the bathroom above. Relocating all of it is the kind of unforeseen work that shows up on a homeowner as an extra cost.

The room underneath is going to be a laundry space. So instead of moving the plumbing, we lowered the ceiling slightly, ran everything above it and finished it in sheetrock. The lines disappear, the laundry room gives up nothing anyone will ever notice, and there was no additional cost to do that work.

Rising costs through a build are the thing homeowners worry about most. Finding a way around the surprise is what keeps a project moving.
