A fireplace that burns wood and gas.

The fireplace on our dock build is the best of both worlds. There is a valve installed that lets the gas come in, called a Dante valve. You turn the key on the side, the gas comes through, and you light the flame. That is used as a starter, and then you put your wood on and you have a true wood burning fireplace.

What does a renovation actually look like before anyone sees the finished house?

It starts in the dirt. Footings and forms go in first. Then a structural ridge and rafters open up the ceiling, and the floor gets marked out for cabinets and appliances so every trade knows where to go. Housewrap and new windows close it in. Siding, porch and trim finish it.

Curb appeal starts at the front door.

This house has a new second front entry. The door is real wood with a transom window above it, and we set a metal roof over the awning. The gable above carries dental molding details. Put together, the front of this house has been completely transformed from what it was before.

Why choose hickory over the usual oak?

Most homes use red oak, white oak, or sometimes pine. For this house we went with a wide plank hickory floor. The first floor already had it, so when we built the second floor addition we carried the same floor right through. The grain and color variation give it a warm, characterful look.

What turns an everyday entry into a room you actually want to walk through?

This mud room starts with a herringbone brick floor and a real wood door with a transom window above. We built out storage for coats and shoes, left space for a built in bench, and added a window to bring in natural light. Because the floor steps down, the ceilings sit higher, and the whole entry feels larger than its footprint.

How do you keep the natural light in a small bedroom?

In a smaller second floor bedroom, a standard window disappears the moment the bed goes against the wall. The headboard sits right in front of it. So we set this window up higher. A twin bed slides underneath, and the light still pours in.

How do you find extra usable space in an older home?

In this Park Ridge home the roof line sloped down so dramatically that one corner of a small room was impossible to use. While we built an addition on the other side of the house, we squared off that corner and raised the roof over it. That reclaimed real, valuable space and made the whole room feel larger.

Why does the front of this house have different siding than the sides?

The front is CertainTeed cedar shake look vinyl in Driftwood Blend, medium tone. It is the expensive choice, so it goes where everyone sees it. The sides and back use their D5 clapboard in the same color, which brings the cost down.

How do you raise a ceiling and still pass insulation code?

Spray foam insulation carries roughly twice the R value of traditional fiberglass. So when the roof bay is too shallow to fit enough fiberglass, spray foam still reaches the number the code needs. That is how we open up a ceiling and keep the room comfortable through summer and winter.

Why is the wall covered in white marks before the paint goes on?

Every one of those marks is a touch up. Our painting crew walks the room looking for small defects, spackles each one, sands it smooth and primes it. The first coat of paint is what makes the leftover defects show themselves, because paint exaggerates anything small enough to hide on bare drywall. That is why the wall looks worse before it looks finished.
