Power company came out to my property today, we need a transformer put up and connect to the power pole my electrician is setting.

I ask a rough timeline for getting hook up done..

He goes, “I wouldn’t set the pole anytime soon, you’re not getting power this year”.

I ask the cost..

$6-25K rough estimate, not for the pole, just for engineering review and a transformer with hook up to our pole.

Add that to my $28K well, $36K in permits, $20K in pre-construction drawings, and we’re almost $100,000 in spend before we get a shovel in the ground.

Yet people wonder why housing is so unaffordable.

$30K for permits on this small 2/1 house, while already having paid and pulled permits for; fire suppression, well drilling, septic and electrical. We’ve jumped through the corrections list, now questions about whether this building is being put on nothing but trees and rocks.

I took it back to elementary and threw up some temp batter boards to show where the house is going. Maybe this is enough for them to grant me the permit, we will see.

My reserve area has granite formations, smaller ones, which I’ve acknowledged will need to be removed in the case my primary septic fails. That’ll be a $40K, week long process getting them removed if it’s ever needed. Let’s cross that bridge when it comes though, no need to stress now.

This is the only way I want to build roofs. I won’t be doing an underlayment on this building, just dropping shingles down, going to be a first for me! On past houses, I’ve always just thought the extra protection of having an underlayment was worth the small amount of money it cost.

Have you used stretch tape for window openings? Window flashing used to be my biggest stress as a youngster in the industry, there’s a million ways to do it. I use a single piece of stretch tape on anything < 24”, > 24” I use regular flashing tape for the flat and 12” piece of stretch in the corners to go 6” up, 6” in.

We wrapped up James Hardie siding on the pump house. It’s a tad bit overbuilt, but if I spend the time to build it I might as well enjoy the process. It’ll be go-away-green soon, with a nice black roof.

Vulcan fire vents going into the soffit, insulation, drywall and this place is going to be the nicest pump house in the county! Now, all I need is a well..
