Blast from the past...follow the pics in the comments. This was a doozy !!

Today we replaced the floor on an "A" house porch that had been enclosed in the 1990s. There has been rats and critters and all sorts of crazy things going on under that floor :) so we spent today getting it correct. Comments with each pic in the stream. So, HARD personal lesson learned.

I will never EVER use a sub contractor I do not know personally again. Nor will I bring them to your place. The financial loss is impressive, but it is on one of my own projects. Never again,unless I stand over them the entire time.

My note to my tenants today:

If you are receiving this text message, it is because you are one of our tenants.

We are expecting a heat dome to be on top of the city in the state for about one week. This dome will produce daily daytime temperatures in excess of 95°F for the entire week. In order to ensure that your AC units continue to work,do not freeze up, do not break in that time,there are some things that we will need your help to do.

A standard HVAC unit can keep up to within about 20° of the outside temperature therefore if it is 95° outside, your thermostat inside should be set to 75F. If it’s 90F could go to 70F . The very worst thing to do to the HVAC unit is to have an outside temperature of 95 F your thermostat be set at 67F . This can and most likely WILL freeze up your unit due to its inability to cope with the heat difference,to keep the interior of your home cool.

Please make sure all your windows are fully closed,if you have drapes, pull them in the heat of the day, if you have extra fans, run them to move the air inside the house. Limit the opening and closing of your doors. With this heat and the area that will be under,the heat dome, if your HVAC unit goes out we cannot promise that it would be fixed quickly,as everyone else in the area is going to be under the same conditions and situations.

This situation is literally as bad as an incoming blizzard, but with heat. Be ready.
