Previously home to a credit union, this location required significant “construction surgery” before it could come to life as a thriving animal hospital. It includes a surgical suite, examination rooms that consist of X-ray machines and other medical equipment, and a kennel.

JCS performed a gut-rehab of the site, doubling its size while navigating complex pre-existing conditions. Work included a new façade and storefront on the existing space. Coupled with the other transformations, Arbor Animal Hospital in La Grange Park is unrecognizable from its prior use.

Over the past 12 years, JCS has been tapped by Jimmy John’s sandwich chain to perform build-outs of five franchise locations. This work has spanned both city and suburban locations, including mall and larger stand-alone sites.

This high-end five-story custom condo building transformed a vacant lot in downtown La Grange.

JCS employed a traditional design with a decidedly untraditional challenge: how to synthesize the preferences of several architects and designers who represented buyers from one unit to the next.

In all, the 18 units—each about 2,800 square feet—added up to a $14 million project.

Built on the site of a former neighborhood grocery store parking lot, this five-story luxury condominium development was originally envisioned as a 14-unit building. It turned out to be 11 units as JCS worked with multiple design teams and homeowners to combine and customize units.

Residences at Maple Place is one of the first LEED Gold luxury condo buildings outside of the city of Chicago, having attained the rare status through the use of innovative products and construction practices.

Built from lot line to lot line, Maple Place is a byproduct of having worked closely with the local municipality throughout the planned development process.

JCS took the extraordinary measure of re-building the steel structure of an adjacent retail business’s roof to enable it to withstand additional snow load created by the new construction—all while the business continued operations.

In addition, a strong design flourish on the building’s east side comes in the form of a strikingly attractive mosaic that tapped into the skills of local artists.

A distinctive feature of this three-story, 12-townhome development is the creation of a steel structure deck built off each unit’s kitchen and extending over the driveway.

Accommodating the developer's wish to not relegate homeowners to standard rooftop decks, JCS worked with the developer to create these unique outdoor spaces.

This $5 million project encompasses 29,000 square feet and features a transitional design.

Situated on a site formerly occupied by a furniture store and an awning factory, this 18-unit, 52,000-square foot project employs transitional design.

The $8 million urban infill development required intensive coordination with the Illinois Department of Transportation because of its location along Roosevelt Road, a state route.

JCS performed on-site asbestos remediation of the building before tearing it down.

Also, bricks were up-cycled after demolition, along with large timbers and other material. In addition, JCS built out and staffed a sales center during the pre-construction and construction phases to create an inviting and convenient setting for buyers to customize their units.

An urban infill, transit-oriented development in a near western suburb of Chicago, SoHo derives its name from its location at the intersection of South Boulevard and Home Avenue. It rose up from a site where multiple buildings were razed to make way for this four-story mixed-use project.

Consisting of 17 four-story townhomes, 12 condos and a commercial first-floor space occupied by a real estate office, SoHo is situated next to CTA and Metra rail lines. That proximity offers easy access to Chicago—and raised the need for sound attenuation that JCS provided.

The build-out of 65,000 square feet of space is a combination of contemporary and traditional design.

The $14 million project included JCS shepherding the construction of a private lane, coordinating that process with the Illinois Department of Transportation and local & regional officials.
