Why 90% of epoxy floor failures have nothing to do with the epoxy. It's the prep.
We see it all the time — a homeowner or even another contractor slaps down a coating that peels up within a year. The coating gets the blame, but the real problem was what happened (or didn't happen) before the first drop of epoxy hit the floor.
Proper surface preparation is the single most important step in any floor coating job. Skip it or cut corners and it doesn't matter how expensive your epoxy is — it's coming up.
So what does proper prep look like?
We diamond grind every floor. That means running a professional concrete grinder with diamond tooling across the entire surface to create a consistent profile — thousands of tiny peaks and valleys that give the coating something to physically grab onto.
Think of it like this: try sticking a piece of tape to a smooth glass countertop vs. a piece of sandpaper. Which one holds? That's the difference grinding makes.
"But what about acid etching?"
Acid etching (muriatic acid) is what comes in most big-box store DIY kits. It works by chemically reacting with the concrete surface. The problem is:
❌ It's inconsistent — it reacts differently depending on the concrete mix, age, moisture, and whether the slab was sealed or treated
❌ It doesn't remove previous coatings, paint, or sealers
❌ It creates a weaker surface profile than grinding
❌ The acid residue has to be completely neutralized and rinsed — any leftover residue causes adhesion failure
❌ It doesn't address high spots, trowel marks, or surface imperfections
Diamond grinding gives you a guaranteed mechanical profile every time, regardless of what's on the floor. Old paint, sealer, glue, oil stains — the grinder removes it all and leaves behind clean, profiled concrete ready to bond.
What we do on every job:
✅ Diamond grind the entire floor to a CSP 2-3 profile
✅ Grind edges and tight spots with a hand grinder + dust shroud
✅ Repair all cracks, joints, and spalling
✅ Vacuum and detail clean before any coating goes down
It takes longer. It costs more in equipment and labor. But it's the difference between a floor that lasts 15+ years and one that peels up in 15 months.
If your floor coating contractor isn't grinding, ask why. 👀
