What happens when hidden damage is discovered during construction?

While working on the Lombardo project in Portsmouth, our team uncovered significant rot in the existing band joist near the addition.

Approximately 20 linear feet of damaged band joist was removed and replaced with new framing. We also installed bracing at the addition corner and securely integrated the replacement framing with the existing structure.

The first photos show the hidden deterioration we uncovered, followed by the newly installed framing.

Addressing problems like this properly helps create a safe and solid foundation for the work that follows.

More progress in Portsmouth!

In addition to the new elevated deck, we’re creating approximately 725 square feet of paver patio, an approximately 80-square-foot Techo-Bloc Semma retaining wall with matching caps, and three granite stair treads.

Careful excavation, grading, and aggregate base preparation are essential to creating a patio that remains stable and level through New Hampshire’s changing seasons.

We can’t wait to show you how the entire outdoor space comes together!

Progress update: Portsmouth, NH!

This new 6' x 14' elevated deck is beginning to take shape. The framing is being installed 12 inches on center to create a stronger, more stable surface, with joist tape added to help protect it from moisture.

Next up: Deckorators Voyage composite decking in Sedona, paired with white RDI Finyl Line railings and round black aluminum balusters.

See how we transformed this space into a custom 16′ × 20′ multi-season room in Bow, NH.

Built from the foundation up, this project included custom framing, a standing-seam metal roof, Andersen windows and doors, radiant floor heating, cedar interior finishes, a mini-split system, new entry steps, and a patio.

The existing dock and walkway boards were aging and showing signs of rot. We replaced the deteriorated boards with splash-rated, pressure-treated 3 × 8 lumber to help maintain insurance compliance and provide a durable surface for continued marina use.
