Tom Sullivan earned his bachelor’s degree in Construction Management from the University of Massachusetts, Amherst. He was one of the founding members of the University’s chapter of the National Association of Home Builders. Sullivan Construction, Tom worked at construction management firms Shawmut Design and Construction, and Bond Brothers. He has a thorough knowledge of construction principles, techniques, and materials and is experienced in collaborating with architects, developers, subcontractors, and designers.

A few weeks can make a big difference 🔨

When we first shared this custom build, the exterior was still wrapped and in the early stages. Fast forward to today, and the transformation is well underway:

✔️ Exterior finishes are taking shape
✔️ Architectural details are becoming more visible
✔️ The home’s character is starting to shine through
✔️ We’re one step closer to the finished vision

The bones of a home tell the whole story.

Every beam, stair, and framed opening represents hours of planning, precision, and craftsmanship coming together piece by piece. There’s something special about this stage of a build, when the vision starts to feel real and you can finally walk through the spaces that once only existed on paper.

From the structural details to the natural light finding its way through each room, it’s exciting to watch this project take shape day by day.

Mudrooms are no longer just a drop zone, they’re becoming some of the hardest working spaces in the home.

From custom storage and built-ins to water bottle fillers and dedicated dog food + water stations, clients are finding smart ways to keep kitchen clutter to a minimum and make busy mornings a little easier when they’re on the go.

Sunken living room HVAC puzzle: solved 🙌

We needed heat + AC on both sides of the fireplace, but didn’t want bulky soffits wrapping the whole room and killing the ceiling height. The fix? Oval ductwork. Instead of losing 8–10 inches everywhere, we’re only dropping the ceiling about 3 inches, and we already needed some padding for the steel beam anyway.

One of our favorite spaces in the house☕️🏠

This kitchen was designed to feel bright, warm, and lived-in from day one. The oversized island, natural white oak floors, layered brass lighting, and mix of textures all work together to make the space feel elevated without being overly formal.

Coffee in the morning, homework at the island, hosting friends late at night. Clean, timeless, and functional was the goal from the start, and this one came together beautifully.

A major challenge on this phase was finding ways to keep the HVAC completely out of sight while preserving as much open space as possible.

Through some clever coordination between levels, the mechanical systems were integrated into tight structural pockets, allowing for clean ceilings and a more open feel throughout, especially in the basement, where every inch of height makes a difference.

Big progress happening on site this week 🛠️

Landscape prep is underway for the future pool, cabana, and outdoor living space, and the exterior details are really starting to come together. We also made a few design changes along the way, including swapping a set of doors for oversized windows, and it’s already changing the feel of the space in the best way.

The fireplace, chimney, stonework, and trim details are all taking shape, and you can finally start to see how everything will tie together once the finishes go in.

This is why planning matters.

Spaces like this attic are often an afterthought, but they can become some of the most valuable square footage in a home later on.

HVAC equipment would’ve cut into that potential in a big way, so we worked with our team to tuck everything into dead space instead. The result: a clean, open footprint that’s ready to be finished when the time comes.

Thinking ahead now saves major compromises later.
