Beautiful Front Doors Without the Maintenance? Our Northbrook Client Said Yes!

We recently worked with a homeowner in Northbrook, Illinois, who loved the natural beauty of a real wood front door but wasn't excited about the maintenance that comes with it.

Like many Gen X homeowners, they were looking forward to traveling more, enjoying their home, and spending less time on upkeep.

After discussing their options with our Post Services team, they selected a beautiful ProVia wood-look fiberglass entry door.

The best part? They got the appearance they wanted without the ongoing maintenance of traditional wood.

Their custom door arrived at our shop approximately three weeks after ordering, and we scheduled installation for the following week.

Our installation team completed the project efficiently, and the homeowners were impressed with the quality, appearance, and overall experience.

They also appreciated being able to make their selections without leaving home.

We're now working on adding a door showroom to our office so homeowners can visit, meet our team, and compare different materials, finishes, and styles in person.

At Post Services, we believe the right home improvements should make your life easier, not create more work.

We'd love to hear your opinion: Would you choose a traditional wood front door or a low-maintenance fiberglass door?

Would you open this kitchen?

We're currently working with a wonderful client at Water Tower Residences at 180 E. Pearson in Chicago who was facing a decision we see quite often:

Open the existing kitchen to the living space, or keep it enclosed?

Once our team began working through the possibilities with the homeowner, designer and architect, the direction started to make sense.

Open it up.

One of this condo's greatest features is its lakefront setting and views. Opening the kitchen creates an opportunity to connect one of the most-used rooms in the home with the main living area and that view.

But in a Chicago high-rise, removing walls and changing layouts isn't simply a design decision. Building requirements, architectural plans, mechanical and electrical systems, construction logistics and approvals all have to be considered before work begins.

That's why we believe good remodeling starts with good planning.

Look through the photos. What would you do open the kitchen or keep it enclosed?

Before spending $300,000 remodeling a condo, there’s an important question to answer:

Will the property support the investment?

We’re currently working with a client on a penthouse condo in Streeterville that has great bones but needs significant updating.

The purchase price was approximately $865,000.

The CMA came in around **$1.6 million**.

The planned all-in renovation budget is approximately $300,000.

Those numbers matter.

When planning a major renovation, we look at more than what the homeowner wants to change. We also consider the property's potential After Repair Value (ARV) and compare that against the CMA and the surrounding market.

The goal is to create a home the owner will love without spending beyond what the property can reasonably support.

In this case, there's room to make a substantial investment in the condo while still keeping the overall numbers in perspective.

We're now working through the design, building requirements and construction schedule to move the project forward.

I wrote more about when a condo remodel makes financial sense and when it may not:

Would you spend $300,000 renovating this condo if you bought it for $865,000 and comparable values supported approximately $1.6 million?

The homeowner called us to finish her bathroom.

We ended up taking it apart.

We were recently called to a partially completed bathroom remodel in a Streeterville high-rise after the original contractor stopped showing up.

Once we looked closely at the work, we found concerns with the waterproofing system and some of the completed finishes.

That changed the conversation.

Tile and grout don't make a shower waterproof. The system behind them does—and once the tile is installed, homeowners may never see what's underneath again.

We couldn't simply cover questionable work with new finishes and put our name behind it.

After reviewing everything with the homeowner, we explained why we believed the responsible solution was to tear the bathroom back down and rebuild it with materials and systems we could verify.

Sometimes the least expensive solution today becomes the most expensive solution later.

And sometimes the right way to finish a remodeling project is to start over.

Have you ever had to bring in a second contractor to correct or finish someone else's work?

When should the contractor become involved in the design of a remodeling project?

In our experience, earlier than many homeowners think.

A client who has since become a friend recently came to us with a vision for their home. Instead of allowing the architect, engineer and construction team to work separately, we brought everyone into the conversation early.

Before getting too far into the plans, we wanted to answer some important questions:

What will this realistically cost to build?

Does that fit the homeowner's budget?

What could the property be worth when the project is complete?

How does that compare with other homes in the neighborhood?

And most importantly, does the investment make sense for this particular homeowner?

An architect can create a beautiful design.

An engineer can determine how to make it work.

But the construction team also needs to understand what it will actually take and cost to build.

When everyone is involved early, there is still time to adjust the design, prioritize where the homeowner wants to spend money and avoid getting to the end of the design process only to discover that the project is significantly over budget.

After decades in remodeling and construction, we've found that some of the best projects start when everyone is sitting at the same table.

The homeowner. The architect. The engineer. The contractor.

One vision. One realistic budget.

Good design isn't just about creating a beautiful home. It's about creating a home that can actually be built within a budget that makes sense.

We took a deeper look at this issue and what Highland Park homeowners should consider when architectural plans begin exceeding the construction budget:

We thought we lost this remodeling project because our bid was 20% higher.

Then the homeowner took a closer look.

We recently bid a condo renovation at 260 E. Chestnut in Chicago's Streeterville neighborhood. There were a lot of contractors competing for the project, and eventually we got the call:

Our proposal was about 20% higher than the highest competing bid.

Instead of immediately lowering our price, we asked the homeowner to put the proposals side by side and make sure they were actually comparing the same scope.

A couple of days later, they called us back.

Once the proposals were reviewed more closely, some important differences appeared.

Our proposal included items such as jobsite management, construction debris removal, hallway and elevator protection, along with other requirements that come with remodeling inside a Chicago high-rise.

The competing proposal didn't appear to include several of those costs.

That's when a 20% price difference starts looking very different.

The lowest bid isn't always the lowest final project cost.

And the highest bid isn't automatically the best one either.

Before choosing a remodeling contractor, homeowners should understand exactly what's included and what's missing.

A client who has now become a friend after a recent remodel we completed brought up a great topic.

Why do older homes sometimes hide remodeling costs that homeowners never expected?

The conversation happened because of a project in Andersonville, but this really isn't just an Andersonville issue. It can happen in older homes throughout Chicago.

You start a remodel thinking about the new kitchen, bathroom, flooring or finishes. Then the walls or floors get opened up and you discover something nobody could see beforehand.

Older aluminum wiring is one example. Asbestos-containing materials around old piping or underneath flooring can be another. There may also be old plumbing, previous remodeling work or other conditions that need to be addressed.

When permits are pulled and inspectors become involved, some of these conditions may need to be corrected for safety, code compliance or because they're directly affected by the new work.

And that's where an unexpected cost can suddenly become part of the remodel.

You can't predict everything that's hidden inside an older home. But we believe homeowners should understand the possibilities before demolition begins, not learn about them for the first time when their house is already opened up.

We recently wrote about this using an Andersonville project and conversation as the starting point.

Why Older Andersonville Homes Hide Remodeling Costs

Sometimes the smartest remodeling decision is not to remodel at all.

My sister recently had a friend reach out after she inherited her grandmother’s condo. She lives in Florida and wasn’t sure whether she should renovate the property before selling it or simply sell it as-is.

We looked at the condo, comparable sales and what a renovation would realistically cost.

The condo was dated, but her grandmother had taken great care of it. It was clean and in good condition.

Our advice was simple: paint it, clean it up and sell it.

Could we have remodeled the kitchen, bathrooms and flooring? Absolutely. But after considering the cost and time involved, we didn't believe a major renovation made sense.

The next owner may want to remodel everything to their own taste anyway.

Being a contractor doesn't mean every answer should be, “Let's remodel it.”

Sometimes the better answer is, Don't spend the money.

We wrote more about what families should consider when making this decision:

The mortgage is finally paid off. Now what?

A recent conversation with a longtime friend in Glenview got me thinking about this.

He bought his home more than 20 years ago when prices were considerably lower. Today, the kids are grown, the mortgage is gone, and the home has appreciated tremendously.

So we started talking about the next chapter.

Do you finally remodel the kitchen or bathrooms you've lived with for years? Make the house better for the way you live today? Or does it make more sense to enjoy being mortgage-free and leave things alone?

There are plenty of projects you could do. The important part is figuring out which ones actually make sense.

We wrote about that decision here:

Sometimes remodeling isn't about wanting a bigger kitchen or following the latest trends.

A longtime friend stayed in his Bucktown home after his marriage ended. The kids had grown, life had changed, and the house that had once been built around a family needed to work for a different chapter.

Over a meal, we started talking about what he wanted to change.

He didn't want to move. He didn't want a massive renovation.

He just wanted the house to feel like his home again.

That conversation reminded me that a remodel can mean much more than new floors, cabinets or paint. Sometimes it's simply about creating a fresh start in a place you already love.

We wrote about the question many homeowners face after a major life change:

Do you remodel and stay, or sell and start somewhere new?
