A dispensary drive-thru should work for the customers in the car, the team inside, and the building itself.

Where permitted, drive-thru service can add convenience. Getting it right starts with thoughtful design.

For customers, plan clear signage, easy vehicle turns, weather protection, and a pickup process people understand. Consider medical patients and customers with limited mobility, while preserving accessible walk-in service and opportunities to ask questions.

For the team, give staff a dedicated station with comfortable reach, clear sightlines, reliable communication, and room to stage orders securely. Map ID verification, payment, order checks, and inventory updates. Plan staffing so the window and sales floor both receive attention.

For the building, evaluate the exterior wall before creating an opening. Coordinate the service window, structural support, security glazing, canopy, drainage, lighting, electrical/data, and HVAC. Keep vehicle queues clear of sidewalks, accessible routes, deliveries, and emergency access.

For implementation, confirm state and local permissions first. In Illinois, IDFPR requires review and approval of the drive-through system before service begins, including an updated floor plan, security plan, and operating procedures.

A property can look ideal during the first walkthrough, but utilities, infrastructure, access and local requirements can quickly change the picture.

A cannabis facility starts spending money long before it produces anything.

That’s why the building deserves as much scrutiny as the business plan.

A warehouse can look like a bargain during a walkthrough. Then the questions start:

What will it take to deliver the required power?
Can the structure support the proposed equipment?
How much of the space can actually serve the operation?
What needs to happen before construction can begin?

Those answers belong in the budget before the building becomes a commitment.

For anyone planning a cannabis facility, I’d put five conversations at the beginning:

Define the operation.
Agree on capacity, equipment, staffing, and workflow before finalizing the layout.

Verify the infrastructure.
Get clear answers on existing utilities, required upgrades, and delivery dates.

Coordinate the design.
Make sure the building, equipment, and operating plan work together before purchasing major systems.

Challenge the schedule.
Connect the opening target to permitting, procurement, construction, inspections, and commissioning.

Plan for the next phase.
Decide what needs to be built today and how expansion would actually happen.

Every unresolved assumption can become a cost someone has to absorb later.

The best time to protect a construction budget is while there is still time to change the plan.

Before asking, “What will this facility cost per square foot?”

Could outdoor cultivation change the cost of getting a cannabis business off the ground? 🌱

Illinois regulators have proposed allowing licensed cultivation centers and craft growers to grow outdoors for extraction only. The proposal calls for at least 8-foot chain-link fencing topped with razor wire or other security wire, screening from public view, and controlled access.

Craft growers are calling it a potential game changer for startup costs—and we understand why.
