🚨 There aren’t a lot of true licensed restoration contractors in this area.

🌳 Kick a tree and a mitigation company will fall out. There seems to be one on every corner, and many call themselves restoration companies despite not being able to pull permits for the reconstruction work or having the experience to properly manage a buildback project.

🔥💧🌪️ When a wall gets opened up after a fire, water, or storm loss, that’s when you need a real restoration contractor. A licensed general contractor who understands code requirements, permits, inspections, trade coordination, and insurance restoration.

🔨 Anyone can tear something apart. The real skill is knowing how to put it back together correctly, identify code upgrades, document hidden damage, and make sure the repairs are properly funded and completed the right way.

⚠️ There’s a difference, ladies and gentlemen.

✅ Know who you’re working with before you sign the contract.

Mitigation and buildback are not the same thing.

The easiest way I can explain it is this:

If you hire an electrician to add a few outlets, would you expect them to replace the drywall, finish it, texture it, paint it, and make it look like nothing ever happened?

Of course not. You'd hire a drywall professional and a painter because those are different skill sets.

Insurance restoration is no different.

Mitigation companies are there to mitigate the loss, dry the structure, perform demolition, stabilize the property, and clean. That's what they specialize in.

That does NOT automatically mean they're qualified to rebuild your home, navigate code requirements, pull permits, manage inspections, or handle the reconstruction process correctly.

There are some excellent mitigation companies out there. Just make sure you're hiring the right professional for the right phase of the project. 🔨🏠

🚨 One of the biggest mistakes I see in insurance restoration is homeowners assuming the company that dries out the house should automatically rebuild it.

We recently took over another project from one of the large national restoration brands. They’re very good at emergency response, mitigation, demolition, drying equipment, and preventing further damage.

The problem? Mitigation and reconstruction are two completely different skill sets.

As I walk through this project, I’m pointing out several items that were either not installed correctly, not brought back up to code, or simply overlooked during the rebuild process.

A house doesn’t just need to be dried out. It needs to be rebuilt correctly, inspected properly, and brought back to pre-loss condition (or better) without cutting corners.

The insurance company is paying to repair the damage one time. Make sure the contractor doing the rebuild is actually qualified to do it right the first time. 🔨🏠

🚨 The biggest mistake I see after a fire, water, or storm loss is homeowners choosing the wrong contractor for the BUILDBACK.

I see it all the time — unlicensed contractors, no permits, no inspections, cut corners, and work that was never brought back up to code correctly. 👎

Here’s the problem: insurance pays to repair the damage ONE time. They do not want to come back later and pay to tear out bad work and redo it because the wrong contractor was hired. 💯

Your home needs to be repaired correctly, thoroughly, inspected properly, and brought back up to code the FIRST time — not patched back together as cheaply and quickly as possible. 🔨🏠

Reminder with all the rain this week: if you notice a water spot on your ceiling, don’t ignore it hoping it’ll “dry back up.” 😂

Most of the time the damage is getting worse behind the scenes long before it becomes a major visible issue.

Can’t say this enough — be careful who you hire.

Aiken, Columbia, and Richmond County do not inspect reroofs, so a bad roof can go unnoticed for years. Make sure your contractor:✅ Pulls a permit✅ The permit matches the company name✅ Their insurance is active✅ They add you as a certificate holder before work begins

This roof was installed without a valley liner, and the installers cut the felt during installation. Once the shingles failed, there was basically nothing protecting the decking from water intrusion.

On the positive side, that repair match is about as close as you can expect on a 12-year-old roof. 👌

We’ve got a lot of rain this week — keep an eye on your ceilings and catch leaks early before they become major damage.
