I get asked this all the time: “Should I go with epoxy, polyaspartic, or polyurea?”

The answer isn’t as simple as picking one.

Most good garage floors are actually a system made up of different layers. 𝗘𝗽𝗼𝘅𝘆 can make a great base coat, while 𝗽𝗼𝗹𝘆𝘂𝗿𝗲𝗮 gives you a fast-curing, flexible foundation. Polyaspartic is an excellent topcoat because it handles UV, chemicals, hot tires, and everyday wear really well.

But after doing this for as long as I have, here’s the part I wish more homeowners knew: 𝘁𝗵𝗲 𝗽𝗿𝗲𝗽 𝗺𝗮𝘁𝘁𝗲𝗿𝘀 𝗺𝗼𝗿𝗲 𝘁𝗵𝗮𝗻 𝘁𝗵𝗲 𝗻𝗮𝗺𝗲 𝗼𝗻 𝘁𝗵𝗲 𝗯𝘂𝗰𝗸𝗲𝘁.

You can spend money on the best coating out there, but if the concrete isn’t properly ground, repaired, and checked for moisture first, that floor can still fail.

A concrete sealer and a concrete coating may sound similar, but they are not the same.

A concrete sealer is usually a thinner protective treatment. Some sealers pe*****te into the concrete to help reduce absorption. Others form a light topical layer on the surface. Sealers are often used when the floor needs basic protection against dusting, light staining, and easier cleaning.

A concrete coating system creates a thicker protective surface over the concrete. Epoxy, polyaspartic, urethane, and hybrid coating systems are designed for stronger protection, better appearance control, and higher traffic demands.

For light-use indoor spaces, a sealer may be enough. For garages, basements, workshops, retail spaces, warehouses, and commercial interiors, a coating system is often the better long-term choice.

Concrete is highly susceptible to 2 things: temperature and moisture. Get those in the right window and the material bonds and sets the way it’s supposed to. Fight the weather, and you’re risking a finish that cures poorly, and no homeowner wants to pay for that lesson. The short version is that spring and fall are the best time to resurface concrete. But if you need to resurface concrete in the summer or the winter, keep reading ;)

Spring and fall are ideal, with mild temperatures and moderate humidity that suit how overlays and coatings cure. But sometimes life happens and you need to resurface concrete in summer or winter.

Summer resurfacing is entirely doable. But Georgia’s heat and humidity change how the work gets scheduled. Fast-curing products can set too quickly in high heat, which shortens the crew’s working window, and afternoon thunderstorms are a constant scheduling variable. As an experienced crew, we adapt: earlier start times to beat the peak heat, product choices suited to the conditions, and keeping a close eye on the radar.

In winter, it depends highly on how cold it is. Georgia winters are mild compared to the North, but they’re not warm enough to ignore. Most coatings and overlays have a minimum temperature for application and cure, and cure slows or stalls when it’s too cold. That said, Georgia gives us plenty of mild winter stretches where daytime temperatures are perfectly fine for resurfacing.

If you have the luxury of choosing, spring and fall give you the widest, most forgiving cure conditions, and spring specifically is ideal for getting a pool deck ready before summer. But “the best season” matters less than “the right conditions and a crew that plans around the weather.” A summer or winter project handled by people who adjust the schedule, start times, and product to the day will outperform a spring project rushed through a rainy week. Weather-watching is part of the job, and it’s a big part of why professional resurfacing holds up.
