Quick story from a roof I climbed last week.
Homeowner had three estimates already, pretty much every one of them a full replacement. Quotes between eighteen and twenty-six thousand dollars. She was about ready to write the check.
I climbed up. Walked it. Came back down.
What she actually needed: about six feet of ridge cap re-bedded, two pipe boots replaced, and some sealant work around the chimney flashing. Total cost, just under a thousand dollars. The roof itself? Probably another seven to ten years of life if she stays on top of small maintenance.
She asked me, more than once, why nobody else told her this.
The honest answer is because most roofers can't afford to. The whole business model runs on replacements. Free inspections quietly turn into sales pitches because that's where the revenue lives. I get why it happens. Doesn't change what it does to homeowners.
