Our Quartz Modular Operations Manager, Stephanie Zeoli, recently sat down with cLearn to contribute her expertise to their new Modular Building course, The Move Towards Modular.

Habitat for Humanity turned 50 this year.

Our founding partner Dave Roover was at this year’s Habitat Affiliate Conference in Atlanta to celebrate the milestone with Affiliates and partners from across the country.

Since Hurricane Helene, we’ve gotten to know several Habitat affiliates here in Western North Carolina through our disaster recovery work. As a trade partner, our crews have repaired homes in the communities these local Affiliates serve, and now we're replacing manufactured homes and starting to discuss utilizing modular construction to help them serve even more families.

When connecting the boxes to make a two story home, lining up the seams (otherwise known as "marriage lines") is especially important. Along these marriage lines are where any stairs in the home connect, and where plumbing and electrical lines line up, too.

Factory-built housing is a different way of organizing construction.

As you can see here inside a Champion Homes factory, more of the building process happens in a controlled environment, where production can be more repeatable, weather exposure is reduced, and home construction can move forward while site work is happening at the same time.

When design, manufacturing, transportation and field work are planned together from the start, it can be a powerful tool for delivering housing more efficiently through factory-built construction.

At Quartz Modular, we’ve seen that value firsthand through our work with Champion and other manufacturing partners. We believe factory-built housing has an important role to play in how we meet growing housing needs.

Our co-founder David Roover was in Washington, D.C. last week for HUD’s 2026 Innovative Housing Showcase, where several of the homes on display offered an interesting look at how manufactured housing is evolving.

One of the standouts was a two-story manufactured home designed for a narrow lot—an unusual configuration for HUD-code housing that could open up more opportunities for infill and higher-density applications.
There were also homes reflecting recent changes that allow certain manufactured homes to be constructed without a permanent chassis, allowing them to sit lower to the ground and more closely resemble conventional slab-on-grade construction.

After several years working across different forms of offsite construction—modular and panelized through Quartz Modular, and manufactured housing through Quartz Transport & Install—we’ve seen how much the potential of factory-built housing depends on the entire process. Design, factory production, transportation, foundations, installation and site completion all influence where these methods make sense and what they can offer.

The homes included units built at Champion’s Lillington facility and Cavco’s Rocky Mount facility, two factories our team knows well.

While "modular" can be referred to as a product, the defining feature of modular has much more to do with the process.

The factory is critical, but it's one part of the system.
Transportation.
The crane plan.
The foundation.
The set crew.
The GC.
The sequencing of trades after the home is placed.

Coordinate those early and modular delivers what it promises — speed, predictable timelines, tighter quality control, less exposure to weather and jobsite labor constraints. Leave them uncoordinated and the advantages narrow fast.
