Sunday Confessional #4: What Are You Actually Paying For in a Roof Replacement?

Here’s a roofing-industry truth that doesn’t get explained enough:

You aren’t buying shingles. You’re buying a roofing system.

When homeowners see a $15,000, $20,000, or $30,000 roof estimate, it’s fair to ask:

“Where is all that money actually going?”

A professional roof replacement includes a lot more than what you see from the street.

Skilled Labor
Tearing off your existing roof and properly installing an entire roofing system takes an experienced crew, specialized equipment, and detailed workmanship.

Materials
Shingles are only part of it. Underlayment, ice and water protection where required, flashing, ventilation, drip edge, fasteners, sealants, and other components all work together.

Tear-Off & Disposal
Your old roof has to come off, be loaded, hauled away, and properly disposed of.

Permits & Inspections
Where required, there are permits, inspections, and code requirements that have to be handled correctly.

Operating a Legitimate Roofing Company
Insurance, licensing and registration, equipment, project management, warranties, customer service, and the people behind the scenes all cost money.

Here are 6 things a roofer should never ask a homeowner to do:Pay 100% upfront: Never pay the full cost of the roof before the work begins. Legitimate roofers ask for a small deposit, such as 10% to 30%, and collect the rest after completion.Climb onto the roof: A roofer should never ask you to inspect damage, take photos, or help with the physical labor. This creates a major liability risk for your safety.Pull your own building permits: The contractor is responsible for getting the proper local permits. If a roofer asks you to pull the permit yourself, they may not be properly licensed.Commit insurance fraud: Never let a contractor ask you to fake damage, lie about the date of a storm, or say they will waive your insurance deductible illegally.Pay in cash with no receipt: A trusted business accepts checks or credit cards and gives you a written contract and receipt. Cash-only requests are a major warning sign of a scam.Sign a blank or incomplete contract: Never sign a paper that has missing details, blank spaces, or no final price. Always read every line before you sign.

Sunday Confessional #2: 3 Reasons We May Tell You NOT to File an Insurance Claim

Yes, you read that correctly.

We’re a roofing company telling you that sometimes filing an insurance claim is NOT the right move.

After a storm, there can be a rush to call insurance the second someone finds damage. But finding damage and having a claim worth filing are two very different things.

Here are 3 reasons we may recommend holding off:

1. The damage may not exceed your deductible.
If a proper repair costs less than—or close to—your deductible, filing a claim may provide little financial benefit.

2. There may not be enough legitimate storm damage.
A few hail marks or damaged shingles don’t automatically mean your insurance company owes you a new roof. Sometimes the honest recommendation is to repair, document, and monitor it.

3. A claim becomes part of your insurance history.
Insurance claims aren’t something we believe homeowners should file casually. There should be a legitimate reason and a reasonable expectation that filing actually benefits you.

Here’s the part that matters:

Our job isn’t to find a reason to get your insurance company to buy you a roof.

Our job is to inspect your property, explain what we actually find, and help you make an informed decision—even when that means no claim, no replacement, and no sale for us.
