Addison Mizner designed for the climate as much as the eye. Shaded arcades, thick stucco walls, red barrel-tile roofs, rooms that catch the sea breeze and stay cool in coastal heat. He designed with a Mediterranean language shaped for subtropical sun.

In 1928 Mizer brought this language to Sea Island in The Cloister, the only building he ever designed in Georgia. That single hotel proved so suited to its place that nearly everything built on the island since has honored this tradition. Hart Howerton continued Mizner’s legacy at Sea Island, expanding the hotel to carry the spirit of the place forward, nearly a century later.

For this East Hampton residence, expansion is an extension of preservation, not a departure from it. The pool house took an especially unique approach: rather than building new, Hart Howerton incorporated architectural details salvaged from a mid-19th-century Massachusetts house, giving the structure a sense of age consistent with the main residence.

Elsewhere, a primary suite wing was inserted subtly at the rear of the house, positioned to remain secondary to the home’s historic massing. Upstairs, low-ceilinged guest rooms were reframed into taller, light-filled spaces by opening the attics above to the full pitch of the roof.

Honored to see our East Hampton residence featured in Cottages & Gardens.

Recognized with the East Hampton Village Preservation Society’s 2025 Preservation Award, this four-year restoration honors the character of the 1913 home while thoughtfully adapting it for modern living.

“This is a home that was already grounded in history, with a unique character, and we are wonderfully proud to have preserved that,” says Partner Teddy McCarthy.

A rustic guest cottage with sweeping views of the Rockies.

Commissioned at the onset of the pandemic, this Montana cabin came together against unpredictable supply chains, limited site visits, and remote coordination. Built from locally-sourced corral board and glass, the cottage was completed in a year, yet settles into the landscape as if it had always been there.

We tend to know these houses by the location where they sit. If you look closer along the coastal Northeast, the same language keeps surfacing: cedar shingles wrapped as one continuous skin, redrawn for generations, always tracing back to the same origin.

The Shingle Style home has lasted because it was built on function not trend, and that is what still holds a century later.

The architecture of mirrors the maritime life below – a manta ray seemingly floating overhead. Eucalyptus posts hold up soaring ceilings, with coral stone underfoot. Designed by Hart Howerton with Studio Tre, this off-the-grid residence is situated within a marine reserve on Panama’s Gulf of Chiriquí.

On Hawai’i’s Kohala Coast, this residence is built with a rich materials palette. Western Red Cedar wraps the exterior and carries inside as exposed rafters and paneling; African mahogany frames the doors and trim; wide-plank white oak grounds the interiors in warmth. Ipe decking and volcanic basalt pavers extend the architecture into the terrain.

Elevated along a mauka (mountain) makai (ocean) axis, its gathering spaces open toward both Mauna Kea and the Pacific through sliding doors that dissolve the line between inside and out. Structure, material, and site read as one continuous gesture, drawn from traditional Hawaiian plantation architecture and built to hold ‘ohana across generations.

Our summer interns have arrived! Meet Bella, an architecture intern in our San Francisco office. Whether working digitally or around the light table, she’s gaining exposure to our full design process, immersing herself in our collaborative culture through active projects. And at the end of the day, the bocce court is a short walk from the office.
