Someone found us online and called from Jacksonville, Florida.

He had a 20-year-old Lite Touch system that was failing in a large home that needed serious help. We started with a FaceTime call to look at the system and give him some advice.

Eventually he asked us to come down and evaluate everything in person.

After reviewing the system, the homeowner decided to replace the entire setup with a wired Vantage lighting system.

We shipped all the equipment down, sent the team ahead, and began swapping out the old hardware cabinet by cabinet.

The old keypads had no engraving and no clear labels. Imagine living in a house where every button looks the same and you have no idea what it does.

Now the home has fully engraved keypads, clean lighting control across the entire property, and a proper House Off scene.

We also added a Josh AI system for voice control and installed massive 14-foot Screen Innovations blackout roller shades.

Two days of work later, everything is clean, organized, and working exactly how a home like this should.

In 30 years working in this industry, We’ve thrown away over half a million dollars worth of smart home equipment.

Music servers.
Projectors.
Wi-Fi switches that literally cracked in people’s hands.

And the problem is getting worse.

Products that used to last two years now barely make it six months.

But your smart home system isn’t supposed to last six months.

supposed to last 20 to 30 years.

That gap is where most homeowners get it wrong.

After three decades doing this, my rule is simple:

If a product hasn’t already proven itself for 10–20 years in real-world use,
we won’t install it.

Because a smart home system should be something you install once… not something you keep replacing.

This apartment in New York City was completed about 10 years ago.

We recently came back to revisit it, and everything still works exactly the way it was designed.

As the owner enters the apartment, he presses “Welcome” on the Lutron system. The lights come on throughout the home, music begins playing, and the entire space comes to life.

What’s interesting is how little technology you actually see. The owner loves art and wanted clean wall and ceiling space, so the system was designed to stay completely invisible.

You hear the sound, you experience the lighting, but you don’t see equipment everywhere.

The apartment has over 50 Lutron shades, all moving perfectly in unison even after a decade.

Video is distributed to seven TVs, so any source can play in any room, or across the entire apartment at the same time.

In the master suite, the owner can activate lighting scenes, raise a motorized TV lift, and control double shades that allow either blackout privacy or sheer daylight with views of the New York
skyline.

We also integrated magnetic door contacts in the closets so lights slowly turn on when the doors open and shut off automatically when they close.

While we were here, we added a Sonos soundbar in the den for a little extra punch.

Ten years later, everything still feels seamless.

That’s the difference between quality systems and random gadgets.

A lot of homeowners skip running wires because they think everything runs on Wi-Fi now.

That’s backwards.

A real smart home system doesn’t just run on Wi-Fi.
It runs on a wired foundation.

Wi-Fi is just the layer on top.

Here’s what happens when you skip it.

You move into a new house.
Everything feels fast.
Everyone is streaming.
Gaming.
Cameras running.

A few months later:

Buffering
Dropped connections
Cameras going offline
Right when you need them

Now the only fix is opening walls
after drywall
after paint
after the budget is gone

Cabling is the plumbing of a smart home system

Skip it
and everything you install
sits on a weak foundation

If your budget doesn’t allow you to automate the entire house yet with smart home systems, be strategic.

Start with the public spaces.
Living room, kitchen, dining room, hallways. That’s where the finishes matter and where guests experience the home.

Next priority: the master suite.
A proper Good Night button is something you’ll use every single day.

Secondary spaces can stay conventional and be upgraded later.

But never cut corners on infrastructure, especially motorized shades. Cheap smart home system installers disappear and leave homeowners stuck.

I get asked this constantly:

“Why does a real lighting control system cost $60,000 when Amazon switches cost $6,000?”

Because they’re not the same thing.

Cheap switches pack everything into the wall. That’s why they stick out, don’t align, and create banks of plastic dimmers.

Professional lighting systems separate the infrastructure from the controls. Central cabinets handle the processing while low-voltage keypads keep the walls clean.

In a large home, $50K-$60K isn’t about switches.

It’s about infrastructure designed to work for decades.

Not every project has an unlimited budget.

That doesn’t mean you cut corners.

It means you phase intelligently.

Start with the public spaces:

Living room.
Kitchen.
Dining.
Hallways.

That’s where finishes matter.
That’s what guests see.
Use proper keypads. Do it right.

Next, the master suite.

A “Good Night” button earns its keep every day.

Kids’ rooms and guest baths?
Wire them conventionally. Upgrade later.

But here’s where you never cut corners:

Motorized shades.

Too many cheap shade companies disappear.
When they do, no one can service the system.

Save on what you can change.

Never on infrastructure you’ll live with for 20 years.
