Amenity spaces in residential buildings each carry a different program, and TM designs the lighting to match: cooler and more direct in a lobby, warmer and lower in a lounge, brighter and more even in a fitness room. Rather than applying a single lighting scheme across every shared space, each area is calibrated to its own use and time of day.

Light is integrated into the architecture itself, at ceiling transitions, along walls, within millwork, rather than added on top of it. Across a building with hundreds of residents, this is what allows the amenity floors to read as cohesive with the rest of the architecture instead of separate from it.

The lighting design for the A Street House is rooted in a direct dialogue with its defining feature: the ceiling. Folding dynamically like crisp paper, it forms a sculptural plane visible from inside and out. To preserve its purity, TM detached the lighting from above, letting it hover—unencumbered by fixtures.

In response, bare bulbs are set flush into the walls via mud-in sockets. Their rhythm engages the architecture by MARLON BLACKWELL ARCHITECTS with playful intentionality and an effortless character, softly grazing the faceted planes from below while delivering warm ambient light. Channeling early Mid-Century Modernism—reminiscent of the Stahl House—the illumination sits quietly beneath the ceiling, letting the architecture take center stage.

Before a single steel plane went up, the defining material of this retail space was already in the air. Commissioned by Joya, a Brooklyn fragrance house working out of its own active factory, TM designed a retail environment where scent shapes the room.

The space is defined by large steel and oak veneer surfaces, suspended from the factory ceiling, none touching one another or the ground, each one free to shift and turn independently. As the panels move, sightlines toward the factory floor open and close, so the room is never experienced the same way twice. Light travels with them, washing across steel and glancing off oak veneer as each surface turns.

Commercial office design was forever changed with Lever House’s completion in 1952, its blue-green glass and stainless steel facade set against a city of masonry and brick. TM’s mandate was to integrate a contemporary series of technologies within that Modernist classic, seamlessly. At the plaza level, a custom downlight was developed to hold Bunshaft’s original grid that runs uninterrupted from exterior plaza to interior lobby. Maintaining that continuity meant the fixtures had to work both indoors and out, and adjust freely regardless of the furnishings or art beneath them.

At 250 West Street, the living room, kitchen, and dining area share one continuous floor, defined by curved wood surfaces instead of walls. Lighting takes on the job those walls would normally do.

Illumination embedded in cabinetry and ceiling planes marks each zone with its own quality of light, giving the kitchen, the dining table, and the living room a distinct presence within the same open field. Nothing about the architecture changes to signal a shift from cooking to gathering; the light does that work on its own.

The same logic extends through the day. Color temperature moves from cooler, daylight-matched tones in the morning toward warmer light by evening, letting the space settle into a different mood without a single fixture calling attention to itself.

NASA is a culture of functionalism. For the campus’s new Research Support Building, TM’s lighting design takes that same vocabulary as its brief.

The building’s materials – metal panels, corrugated metal, and glass – were chosen to match the industrial vocabulary already at work across the campus. TM’s lighting extends that same honesty after dark, matching the discipline of the structure itself. Just as the architecture works within NASA’s own research infrastructure rather than disguising it, the lighting stays functional first: fixtures that do their job openly, without asking to be decorative.

At CO - OP, TM’s lighting takes its cue from the restaurant’s own logic: one humble element, endlessly recombined. A bowl of ramen starts from a single noodle and becomes a different dish with each pairing; the architecture works the same way, folding one material, plywood, into ceiling, partition, bench, and wall.

The lighting follows suit. A single component, the exposed A-bulb on a medium screw base, repeats throughout the space, yet no two instances read alike. Against the folded plywood, the same bulb produces a warm wash in one corner, a sharp reflection in another, and shifting grain and shadow as you move through the room.

Before a custom piece enters a home, it enters our studio.

For the pied-à-terre in Greenwich Village, TM designed mirrored brass fixtures intended to ground the marble room they would inhabit. The process involved countless iterations and testing before perfecting an analog mechanism that allows the user to redirect light hidden in the table beneath, by moving the brass by hand. What emerges is a sculptural object, a light that isn’t a light, that facilitates a dialogue between the person, the metal, and the shifting shadows cast across the space.

Unlike a single-home commission shaped by a single vision, a building like Mabel Chelsea NYC must accommodate many interpretations of home at once. TM’s approach to lighting design in the common areas enabled the communal spaces to feel elevated and distinctive in their atmosphere while remaining open enough to hold a wide range of routines and identities as residents move through it over time.
