Custom millwork defines the walk-through closet in our Gramercy Park penthouse primary bedroom. Integrated pulls and subtly faceted door and drawer fronts catch and reflect the changing daylight throughout the day. Beyond, the palette softens into a primary bedroom finished in sky blue plaster. The new connecting stair at our penthouse project was designed to fit within the tight footprint of the existing spiral stair it replaced. Reimagined as a helical stair, every fraction of an inch mattered—balancing comfort and functionality while preserving critical head clearances and maintaining access to the existing spaces above.
Reclaimed heart pine treads are paired with hand-sculpted walnut handrail and spindles shaped on site by the fabricator. The precision and craftsmanship required to execute this stair are a testament to the careful planning and expertise of Emily Hertzberg. Another new build wrapping up! Four townhouses on a previously vacant corner lot in the Stuyvesant Heights Historic District, designed as a contemporary interpretation of the neighborhood’s historic streetscape.
Rather than replicating the past, the design draws on the proportions, scale, and material palette of its context while expressing them in a distinctly modern way. Bay windows, an articulated roofline, alternating brickwork, and recessed stoops reinterpret familiar architectural elements without resorting to imitation.
Historic districts are living places, and thoughtful contemporary architecture can become part of their ongoing story. Excited to see these homes join the evolving fabric of this remarkable Brooklyn neighborhood. Photos by timothydoyon

Years in the making, and incredibly rewarding to finally see this historic mansion in Brooklyn Heights brought back to life.
For many years, the building sat vacant and deteriorated to the point where it was nearly lost. Working from just a handful of historic photographs, we painstakingly reconstructed its architectural details, placing every brick, stone, and wood element with care to honor the original design.
More than restoring a single building, this project helps re-knit the historic streetscape, reconnecting an important corner of Brooklyn Heights and reestablishing this mansion as a fitting gateway to the neighborhood’s eastern edge.
Projects like this are a reminder that thoughtful preservation can have a lasting impact—not only on architecture, but on the communities that surround it.
