Quiero compartir con ustedes una visión que hemos venido estructurando con mucha seriedad, disciplina y propósito: **MLBDRREIT**, un vehículo de inversión inmobiliaria diseñado para apoyar la adquisición estratégica de terrenos y el desarrollo del proyecto **MLBSETGRM – Special Sports Development District en la República Dominicana.

La estructura está concebida para organizar el capital de forma segura y transparente, utilizando un **Irrevocable Trust en los Estados Unidos** como mecanismo de protección patrimonial, control de fondos y titularidad ordenada de los activos.
La intención es que los recursos aportados por inversionistas de capital y crédito sean utilizados exclusivamente para la adquisición de terrenos y la consolidación de la base inmobiliaria del proyecto.
El propósito de MLBDRREIT es claro: **asegurar tierra, proteger inversionistas y construir legado.

El modelo contempla una estructura legal y corporativa donde los fondos se depositan en cuentas controladas por el trust, mientras la propiedad de los terrenos queda organizada a través de entidades de tenencia de activos. # **181 STREET: LA VISIÓN DEL TERCER DISTRITO CENTRAL DE NEGOCIOS (CBD) DE MANHATTAN**

Durante más de veinte años, **CycomLab (Cyber Community Laboratory)** ha promovido una visión transformadora para la comunidad de Washington Heights: convertir el corredor de la calle 181 en el **Tercer Distrito Central de Negocios (CBD) de Manhattan**, complementando el Bajo Manhattan y Midtown como uno de los principales centros económicos de la Ciudad de Nueva York.

Mucho antes de que se hablara ampliamente de gentrificación, desplazamiento económico, vivienda asequible y desarrollo equitativo, CycomLab ya estudiaba la comunidad mediante análisis urbanos, sistemas de información geográfica (GIS), planificación estratégica y modelos de desarrollo económico. El objetivo era claro: crear una plataforma que permitiera a la comunidad dominicana permanecer, prosperar y participar activamente en la riqueza generada por su propio vecindario.

Washington Heights se ha convertido en la capital cultural y económica de la diáspora dominicana en los Estados Unidos. Sin embargo, durante décadas, su enorme potencial fue subestimado. Mientras miles de millones de dólares eran invertidos en otras áreas de Manhattan, Washington Heights continuaba enfrentando limitaciones en infraestructura, desarrollo comercial, inversión institucional y oportunidades económicas para sus residentes.

Ante esta realidad, CycomLab desarrolló propuestas urbanas que demostraban cómo la calle 181 podía evolucionar hacia un moderno centro de negocios, innovación y desarrollo comunitario. Estas propuestas incluían edificios de uso mixto, torres residenciales y comerciales, centros tecnológicos, instituciones educativas, espacios culturales, servicios de salud, áreas verdes y corredores comerciales que fortalecieran la economía local.

Pero la visión nunca fue simplemente construir edificios más altos.

La verdadera meta siempre ha sido **empoderar a la comunidad dominicana**, creando mecanismos para que los residentes, comerciantes, propietarios y futuras generaciones participen directamente de los beneficios del crecimiento económico. El desarrollo urbano no debe significar desplazamiento; debe significar oportunidad.

Uno de los mayores desafíos que enfrenta Washington Heights no es únicamente la gentrificación, sino el desplazamiento económico progresivo de las comunidades que construyeron el valor social, cultural y comercial del vecindario. Con demasiada frecuencia, las comunidades crean valor y otros terminan capturando los beneficios.

La filosofía de CycomLab ha sostenido consistentemente que el desarrollo debe convertirse en una herramienta de empoderamiento comunitario, fomentando la propiedad local, la educación, el emprendimiento, la creación de empleos y la acumulación de riqueza generacional. El futuro de Washington Heights debe construirse con la participación de quienes han contribuido históricamente a su crecimiento y no únicamente para intereses externos.

Durante estos veinte años, también ha quedado en evidencia la falta de visión estratégica de muchos funcionarios electos y líderes institucionales. Las oportunidades para posicionar a Washington Heights como un centro económico de clase mundial han sido frecuentemente ignoradas o limitadas por enfoques de corto plazo. Al mismo tiempo, la propia comunidad ha enfrentado el reto de organizarse y desarrollar mecanismos colectivos que le permitan defender y expandir su participación económica en el territorio que ayudó a construir.

Hoy, muchas de las ideas que hace dos décadas parecían ambiciosas son una realidad en ciudades de todo el mundo. La pregunta ya no es si Washington Heights puede convertirse en uno de los grandes centros económicos de Nueva York. La verdadera pregunta es si tendremos la visión, la voluntad y la unidad necesarias para asegurar que sus beneficios permanezcan en manos de quienes llaman a esta comunidad su hogar.

La historia de la calle 181 no es solamente una propuesta urbanística.

Es una propuesta de dignidad.

Es una propuesta de permanencia.

Es una propuesta de desarrollo con identidad.

Es una propuesta para que la comunidad dominicana y latinoamericana participe activamente en la construcción de su propio destino económico.

**181st STREET: THE VISION OF A THIRD MANHATTAN CENTRAL BUSINESS DISTRICT**

For more than twenty years, CycomLab and its planners, designers, and community advocates have advanced a vision that many considered impossible: transforming the 181st Street corridor in Washington Heights into New York City's Third Manhattan Central Business District. Long before conversations about rezoning, economic displacement, housing affordability, and equitable development became mainstream, CycomLab was studying the area through GIS technology, urban planning analysis, community mapping, and economic forecasting, proposing a future where the Dominican community could remain, prosper, and participate in the wealth created within its own neighborhood.

Washington Heights has long served as the cultural and economic capital of the Dominican diaspora in the United States. Yet despite its strategic location, transportation infrastructure, entrepreneurial spirit, and extraordinary human capital, the neighborhood was often overlooked by decision-makers who lacked the long-term vision necessary to unlock its full potential. While billions of dollars were invested elsewhere in Manhattan, Washington Heights continued to experience underinvestment, aging infrastructure, limited commercial growth, and rising pressures from outside investors seeking to capitalize on the community's value without adequately empowering the people who built it.

Over the last two decades, CycomLab developed conceptual plans demonstrating how 181st Street could evolve into a world-class mixed-use district, anchored by modern residential towers, office buildings, innovation centers, educational institutions, healthcare facilities, cultural venues, and public spaces. The objective was never simply to build taller buildings; it was to create opportunities for local residents, small businesses, property owners, and future generations of Dominican Americans to participate in the economic transformation of their community.

The challenge facing Washington Heights today is not only gentrification—it is economic displacement. Too often, communities create value through their culture, labor, entrepreneurship, and social networks, only to watch that value be captured by others. CycomLab's philosophy has consistently argued that development should be a tool for empowerment rather than replacement. Growth should create pathways to ownership, education, employment, entrepreneurship, and wealth creation for those already rooted in the community.

The story of 181st Street is therefore not merely an urban planning proposal; it is a struggle for economic self-determination. It asks whether a community can envision its own future before others define it. It challenges elected officials, civic leaders, and residents alike to think beyond short-term politics and embrace a generational strategy that creates lasting prosperity.

Today, many of the concepts once considered visionary are becoming realities in cities across the world. The question is no longer whether Washington Heights can become a major economic center. The question is whether its people will have the courage, organization, and collective vision to claim their place within that future.
