Historic Preservation Series 🏛️

Next up: The Centennial Memorial Temple, New York, NY

Designed by Ralph Walker and erected in 1929 to honor the 100th birthday of Salvation Army founder William Booth, this 32,000-square-foot, 1,350-seat theater is a landmark of Art Deco “Ziggurat Moderne” design. Over five years, KGA restored the building’s exterior, installed a new HVAC plant, and fully restored the signature theater, with custom carpeting and seating that pay tribute to the original design. We also made the hall ADA accessible and upgraded the back-of-house facilities and the audio-video and lighting systems to support everything from The Salvation Army’s famous brass band to rock, rap, and choral groups.

The result: a historic stage made modern again, honored with the Lucy Moses Preservation Award from the New York City Landmarks Conservancy.

Our wonderful clients at St. Ann’s Warehouse (St. Ann's Warehouse) produced an amazing free immersive performance this September in downtown Manhattan and Brooklyn- Return of the Buffalo: Tatanka Owe Akupi.

40 giant buffalo, brought to life by teams of puppeteers, marched through the streets of NYC, accompanied by dancing, singing, music, ceremonies, and performances along the way. Even better, everyone was invited to walk with the herd.

Created in partnership with Elders of the Lenape and Lakota Tribes, the performance also honors Indigenous history and the Lenape people, whose ancestral homeland includes New York City, while celebrating the extraordinary return of the buffalo from near extinction.

Such an incredible way to bring performance out of the theater and into the city creating something unexpected, communal, meaningful, and a little magical. Loved seeing the streets of New York become the stage.❤️

Historic Preservation Series 🏛️

Next up: 109 Prince Street, SoHo, NY

This 32,000-square-foot corner building is known for its intricate cast-iron façade, a hallmark of SoHo’s historic architecture. KGA restored the facade to its original character while introducing modern building systems, upscale retail space, and four residential units, blending historic preservation with contemporary adaptive reuse.

The result: a landmark reimagined, honored with the New York City Landmarks Preservation Commission - Victorian Society of America Award.

Introducing: Historic Preservation Series 🏛️

Over the next four weeks, we’re taking a closer look at how Kostow Greenwood approaches preservation and adaptive reuse — honoring a building’s history while reimagining it for how people live, work, and gather today.

First up: Loew’s Metropolitan Theatre/ Brooklyn Tabernacle, Brooklyn, NY

Designed by legendary theater architect Thomas Lamb, this 3,200-seat movie palace opened in 1929 as one of the great movie palaces of its era. Decades later, KGA led its transformation into a new home for the Brooklyn Tabernacle and its 250-voice choir — integrating state-of-the-art sound, lighting, and AV recording capabilities into the historic space, while adapting three adjoining five-story buildings into offices, classrooms, rehearsal space, and a 400-seat dining facility.

The result: a landmark reimagined, honored with the Lucy G. Moses Preservation Award (New York Landmarks Conservancy) and the Brooklyn Builds Award (Community Facilities).

As summer winds down, we asked our team to share the personal moments that stuck with them most. From NYC to Marseille, Mexico City, Alberta, Hawaii, New Hampshire, Seattle, Virginia, and Blue Ridge, Georgia, our team enjoyed beach days, mountain trails, waterfalls, fireworks, international travel, art, entertainment, time with family and friends, and everything in between. 🌿☀️

Our team works hard year-round, and we’re glad they were able to take some time this summer to relax, recharge, and create these memories.

There’s always a bit of bittersweetness that comes with summer’s end, but we’re excited to head back to the studio, where a lot of exciting projects are underway.

Danilo brings a highly detailed and precise approach to his work, along with an ability to quickly absorb new information and translate it into thoughtful, coordinated design solutions.

Khoi brings a strong design sensibility, exceptional hand-sketching skills, and a rigorous, precise approach to his work. A recent architecture graduate, he adds fresh perspective and careful attention to design development. After a fruitful internship last summer, we were thrilled when Khoi accepted our offer for a full-time position upon graduating.

Three birthdays in one week called for something bigger than a slice of cake, so we traded candles for chopsticks and headed to The Golden Unicorn (Golden Unicorn NYC), a legendary Chinatown institution known for serving up some of the city’s best dim sum. Amidst the carts rolling by loaded with dumplings, buns, and all the classics our team gathered around the table to celebrate together.🎉 Happy birthday to our August & Leo crew. May you have a wonderful and prosperous year ahead!

KGA Partners in the Completion of Pacha New York (Pacha New York)!

KGA is proud to have contributed to the completion of Pacha New York — a new outdoor venue marking the legendary Ibiza-born brand’s expansion into New York City. Conceived by the Pacha New York team, the venue accommodates more than 5,000 guests and shows how temporary architecture can support large-scale entertainment while creating a true destination.
Built in just six months from concept to construction, the project challenged conventional approaches to temporary design. KGA worked alongside a multidisciplinary team to deliver a flexible, multi-faceted venue on an accelerated schedule — organizing the exterior envelope around modular scaffolding and prefabricated panels, with modified shipping containers housing bars, guest amenities, back-of-house operations, and building systems.
For KGA, it’s a new project type — proof that modular construction can meet compressed timelines and complex operational demands without compromising design quality or guest experience.

KGA Principal Gary Li attended this year’s League of Historic American Theatres (LHAT) Conference, where industry leaders explored the future of historic theatres and the balance between preservation and modernization.

Reflecting on the conference, Gary shared:
“This year’s LHAT conference offered a valuable look at how historic theatres can evolve while preserving what makes them distinctive. My biggest takeaways centered on blending historic architecture with new technology, creating premium experiences that strengthen both audience engagement and revenue, using anniversaries to build community support, and approaching each building’s history with care and honesty. The strongest projects respect the past while finding practical ways to improve accessibility, operations, storytelling, and the overall patron experience.”

These conversations continue to reinforce the importance of thoughtful design that honors a theatre’s history while preparing it for the future.

Continuing to learn from our built work is an important part of our design process. We recently took some of our newer team members on a tour of the James Earl Jones Theatre Annex during the load-out phase of ‘Fear of 13’.

The visit offered a behind-the-scenes look at how the Annex supports the needs of a working Broadway theatre, from technical infrastructure and backstage functions to the flexibility required for changing productions. The Annex’s street-facing façade, with its expansive windows, is a rare feature among landmarked Broadway theatres, offering passersby a glimpse into the activity within and creating a unique connection between the theatre and the public realm.

We’re proud of our work on the James Earl Jones Theatre Annex and value every opportunity to share the design thinking and problem-solving behind our projects with the next generation of our team.
