3F Living Form Follows Functional Living
Architecture, Interior Design & Project Coordination

Architecture

Our architecture teams’ mission is finding the right balance between our client’s needs and what is achievable while considering the existing conditions, building’s requirements, and local DOB regulations. With focused planning we meticulously craft the floor plans, and with the aid of advanced architectural software, we construct 3D models of the projects, which we use to help our c

lients visualize the design from the early planning stages all the way through construction. Interior Design

While the architecture of the space takes shape, our Interior Design team is hard at work selecting complementary finish materials, and assisting our clients in selecting the right equipment, appliances, and fixtures for their project. Once construction is on the way, we guide the contractors through the execution of our design to ensure that the final product is true to our vision. As the final act, the finished interiors are adorned with carefully curated paint colors, wallpaper, furnishing and art which complete the design and let the clients personal taste fill the space. Project Coordination

To navigate the complexities of the construction process, our project coordinators are there to keep everyone informed and on the right track. Our coordinators are in constant communication with all parties involved, assist in coordinating deliveries, create milestone schedules, and conduct weekly site inspections. Our hands-on approach to project oversight allows us to perform real time quality assurance to make sure that any potential problems are dealt with quickly and effectively before they can get in the way of successful project completion.

It’s the little details that make everyday life feel effortless. ✨

A simple addition like a valet rod in a custom closet can completely change your daily routine. Need to plan tomorrow’s outfit? Your go-to look has a dedicated place to hang. Need to steam a piece before wearing it? No more balancing clothes on a countertop or doorknob. Have a new favorite item you want to show off? The valet rod becomes the perfect spot to highlight a special piece.

Thoughtful design isn’t just about how a space looks—it’s about creating solutions that make your everyday moments easier.

Because the best details are the ones you use every single day.

Behind the Design: Riverside Park Kids Bathroom ✨

A bathroom sink can be so much more than just a functional fixture — it can be the moment that brings the whole design together.

For this fun pop-art-inspired kids’ bathroom, we chose a sink from Kast Concrete Basins because it checked every box: the perfect size, a bold pop of color, and a thoughtful design detail we love — the integrated back ledge.

That back ledge adds everyday functionality with a place to keep essentials close at hand, while the playful color brings personality and energy into the space.

We love when functional pieces become design moments — especially in spaces created for kids to enjoy every day.

Unfiltered. Designer Confessions. Part 2: The waiting game continues…

After countless reviews, approvals, and unexpected roadblocks, this “simple” renovation became a lesson in patience, persistence, and navigating NYC’s unique renovation process.

Working in New York means balancing beautiful design with layers of rules, regulations, and approvals—all before a single wall can come down.

The good news? Every challenge is worth it when the final space reflects the client’s vision and feels like home.

Because behind every finished project is a story… and sometimes that story includes a LOT of waiting. 😅

We’re honored to be featured by O&N Floating Vanities! ✨

Our Riverside Park project features O&N vanities in both the primary and guest bathrooms, and we couldn’t be happier with how these pieces complement the overall design.

The floating vanities bring a beautiful balance of form and function—adding architectural detail, creating a sense of openness, and providing thoughtful storage without overwhelming the space.

A huge thank you to the O&N team for highlighting this project and the details that make every room feel intentional.

Unfiltered. Designer Confessions. Delays, delays, and more delays. 😅

What should have been a straightforward 1-bedroom, 1-bathroom renovation turned into a 2-year waiting game.

The design was ready. The team was ready. The client was ready.

But in NYC, renovations don't just involve drawings and construction. There are management companies, reviewing architects, co-op and condo boards, city approvals, and countless other steps that can add unexpected twists and turns along the way.

Sometimes the hardest part of a renovation isn’t the design… it’s getting the green light to start.

Stay tuned for Part 2 because this story gets even better. 👀

Behind the Design: Riverside Park Kids Bathroom ✨

The details you don’t always notice are often the ones that make the biggest impact — like grout size.

For this bathroom (and almost all the bathrooms we design), we chose a 1/16" grout line to create a more monolithic look. By minimizing the visual breaks between tiles, the surfaces feel cleaner, more continuous, and allow the tile design to take center stage.

From a functional standpoint, a smaller grout joint also means less grout to maintain over time — making it a smart choice for spaces that need to stand up to everyday life (especially a kids’ bathroom!).

Beautiful design isn’t just about how a space looks on day one — it’s about creating details that work for the way you live.

POV: You work from home and have the BEST coworkers. 🌿☕️

They never interrupt meetings, always brighten your day, and are experts at sitting quietly while you get things done.

The only downside? They do expect a little water break every now and then. 😉

Millwork doesn’t have to be limited to wood tones and neutrals. 🌈

Custom cabinetry can be any color of the rainbow—and spaces like bathrooms, closets, and built-ins are the perfect places to get creative.

For this client’s walk-in closet, we embraced a dusty rose mauve paint finish that adds warmth, personality, and a beautiful backdrop for her wardrobe. The soft color allows every piece of clothing to pop while transforming the closet into more than just storage—it becomes a designed experience.

Because the best millwork doesn’t just organize your belongings, it enhances the way you experience the space.

Would you choose a bold color for your custom cabinetry? ✨

Behind the Design: Riverside Park Kids Bathroom ✨

When designing a kids’ bathroom, we love creating spaces that feel playful but still timeless.

For this bathroom, we wanted the durability and impact of fully tiled walls, but instead of using one tile throughout, we created a chair rail effect with a large-format tile on the lower portion of the wall. This gave us the perfect opportunity to introduce a second tile that pulled one of the subtle colors from the terrazzo floor.

One of our favorite details from this tile collection is the unique edge pieces, which allowed us to create an abstract pattern along the wall. It’s a small design moment that adds depth, texture, and personality without overwhelming the space.

Great design is all about layering the details — even in the smallest rooms of your home.

From statement pendants in the dining room to unexpected bathroom moments, layered bedroom lighting, and fixtures that become sculptural focal points, decorative lighting brings in another layer of color, texture, and design.
