Most homeowners do not think about this until a breaker trips at the worst possible moment.

Large appliances and high-demand equipment put a serious load on your electrical system. When too much is running on the same circuit, you get flickering lights, nuisance trips, and in some cases overheating wires.

The solution is a dedicated circuit. One circuit serving one major load. No fighting for capacity.

Refrigerators, microwaves, ovens, washers and dryers, HVAC equipment, EV chargers. These are the kinds of loads that commonly need their own circuit, either by code or just good practice.

If your home was built between 1950 and 1990, pay attention to this.

There is a good chance your electrical panel is a Federal Pacific Stab-Lok. Millions were installed across the country during the suburban building boom of that era. Westchester is full of them.

Here is the problem. These panels have a documented flaw. The breakers fail to trip when they are supposed to. That means when a circuit gets overloaded, instead of shutting off, it keeps running. Wires overheat. Fires start.

Studies show these breakers fail to do their job up to 60 to 80 percent of the time.

And most homeowners have no idea one is sitting in their basement right now.

There is more. Many insurance companies in New York will not cover a home that has one. Some will cancel your policy if they find out.

If your home is from that era and you have never had your panel looked at, it is worth a phone call.

Most people have never heard of an arc fault circuit interrupter. But it might be the most important safety device in your home.

Here is what happens inside your walls over time. Wiring gets old. Insulation cracks. Connections loosen. When electricity jumps across those gaps it creates arcing. You cannot see it, you cannot hear it, and your regular breaker will not stop it.

But an AFCI breaker will.

It detects that dangerous arcing and shuts the circuit down before it has a chance to start a fire. Building codes now require them in bedrooms, living rooms, hallways, and most living spaces in new construction.

If your home was built or renovated before those codes took effect, there is a good chance you do not have them.

It is worth knowing.
