Falling for a floor is the fun part. Finding out your building won't approve it is not.

Before you pick a wood species, tile, or finish, ask: "What are my building's flooring and sound requirements?"

Every co-op and condo is different. Some require specific underlayment, some set acoustic ratings, and most want approval before any work begins. Knowing this up front keeps your timeline, budget, and design intact.

Save this for your next renovation, and send it to a neighbor who's planning one.

**Finish Friday ✨ Bathroom Edition**

The most beautiful bathrooms aren’t built around one trend—they’re created by layering timeless materials with thoughtful, modern details.

Natural stone, dimensional tile, warm brushed metals, soft earthy tones, and custom details are bringing more warmth and character into bathroom design. The key is choosing finishes that complement one another rather than compete for attention.

At SCHiM Luxury Renovations, we help bring those selections together to create bathrooms that feel elevated, cohesive, and designed to last.

Every transformation starts somewhere—and this Chelsea pied-à-terre is officially ready for its next chapter.

Right now, it’s a blank canvas awaiting demo. Soon, this space will be reimagined into a thoughtfully designed NYC retreat that makes the most of its open layout, architectural character, and city setting.

We love documenting this stage because the “before” tells the story behind the finished space. From demolition and construction to finishes and final details, we’ll be sharing the transformation along the way.

Follow along as we take this Chelsea pied-à-terre from pre-demo to polished.

If NYC has taught you anything, its that everything needs to work smarter, not harder. In this Manhattan apartment kitchen, thoughtful space planning transforms a compact footprint into a space that works for everyday life.

A peninsula adds valuable prep space while creating casual seating, generous cabinetry takes advantage of vertical storage, and a bright, streamlined palette keeps the kitchen feeling open rather than crowded.

In NYC, great design isn't always about having more square footage — it's about getting more from the square footage you have. Thinking about renovating your NYC apartment? DM us to discover what’s possible with your space.

Fall may feel a few weeks away, but renovation timelines begin well before demolition. Design decisions, estimates, material selections, building approvals and scheduling all happen before construction starts.

**Q: What should I decide before starting a bathroom renovation?**

Before you start choosing tile and fixtures, start with HOW you want the bathroom to function.

Think about your everyday routine:

• Do you need a double vanity or would additional storage serve you better?
• Is a soaking tub important, or would you rather have a larger walk-in shower?
• Where will towels, toiletries and everyday essentials live?
• Do you want heated floors, additional lighting or upgraded ventilation?
• Which features are must-haves — and which are simply nice to have?

Answering these questions early helps guide the layout, plumbing, electrical plan, cabinetry and budget before construction begins.

The finishes make a bathroom beautiful. The planning is what makes it work.*

This week's question: "How do I get an accurate renovation estimate — and why do quotes vary so much between contractors?"

Estimates vary because scope definitions vary. A "kitchen renovation" quote from one contractor might include electrical and plumbing rerouting; another might assume everything stays in place. Always ask for a line-item breakdown, not just a bottom-line number — that's the only way to compare apples to apples.
