A renovation involves a lot more than construction.

Design. Project management. Building approvals. Scheduling. Material procurement. Construction.

Each piece depends on the next. When those responsibilities are spread across multiple companies, every handoff becomes another opportunity for delays, miscommunication, or missed details.

That’s why we keep everything under one roof.

Our designers, project managers, construction team, and office staff each have a defined role, but they’re all working toward the same plan from day one. Instead of coordinating between multiple companies, our homeowners have one team managing every phase of the renovation.

The result is a process that’s easier to navigate, with clearer communication, faster decisions, and a team that’s accountable from the first conversation through the final walkthrough.

Beautiful renovations don’t happen because one person does everything.

They happen because the right people work together.

One team. One plan. One point of accountability.

Progress matters, but never more than getting it right.

One of the biggest misconceptions about renovations is that once construction starts, the goal is to keep moving as quickly as possible.

In reality, experienced project managers know that sometimes the best decision is to stop.

If something doesn’t meet plan, isn’t structurally correct, or raises a safety concern, our crews don’t keep building around it just to stay on schedule.

They stop. They ask questions. They make the correction.

Every stage of construction becomes the foundation for everything that follows. A small issue caught early is often simple to fix. The same issue hidden behind drywall or finished tile can become a much bigger problem later.

Building well isn’t about moving the fastest. It’s about knowing when to pause, make it right, and move forward with confidence.

A look at our recent full gut kitchen renovation in Bergen County, NJ.

Designed for a family who loves to gather, cook and entertain, this renovation completely changed the way the space works. We created a larger, more open kitchen with an oversized island, professional Wolf range, custom hood, natural stone surfaces and plenty of room for prepping, serving and seating.

We also built a pantry where there wasn’t one before, adding a dedicated coffee area, extra cabinetry and storage for the items that can easily take over the main kitchen. Floor-to-ceiling cabinetry throughout gives the family even more hidden storage while keeping the space clean and organized.

The dark wood island, warm brass hardware, custom millwork, layered lighting and soft neutral cabinetry bring in the high-end details, while the overall design still feels timeless and easy to live with.

Every part of this kitchen was planned around family life, elevated cooking and a home that’s ready for a full house.

And just wait until you see the before.

Managing a full apartment renovation means coordinating far more than construction. Design decisions, alteration plans, building approvals, scheduling, material procurement, and trade coordination all have to move together. When one piece falls behind, the entire project can be affected.

For this Upper West Side apartment, Overall Renovation managed every phase under one team, keeping the project organized from initial planning through final completion.

Project highlights:

✔️ Complete gut renovation
✔️ Custom kitchen design and installation
✔️ Interior layout alterations
✔️ Building alteration approvals
✔️ Full project management

Managing these responsibilities under one team reduces handoffs between multiple companies, keeps communication centralized, and allows decisions to be made faster as the project moves forward.

The completed renovation delivered a redesigned apartment with a new kitchen, updated layout, and a coordinated process from start to finish.

Anything is possible with the right vision and the right team.

Some renovations update a home, and others completely redefine what’s possible.

This project began with a vision to transform an aging split-level into a home that better reflected the way the family wanted to live, both inside and out.

Project Highlights:

• Third-floor addition creating a private primary suite
• New walk-in closet and dedicated home office
• Complete exterior transformation
• Reimagined front elevation and architectural character
• Expanded outdoor living and entertaining spaces
• New deck design with improved functionality and circulation
• Enhanced connection between the home, backyard, and pool area
• Comprehensive upgrades throughout the property

What makes projects like this successful isn’t any single design feature, it’s the big picture. It’s having a clear vision from the beginning and a team capable of executing every phase of the process, from planning and design through construction and final completion.

When the right strategy, design, and construction team come together, the possibilities are often much greater than homeowners initially imagine.

The before and after images tell the story. The finished home is larger, more functional, and completely transformed from both the street and the backyard.

Because sometimes the best solution isn’t working around the limitations of a home, it’s creating something entirely new from what already exists.

As someone who captures our projects from start to finish, I get to watch these transformations happen in real time.

I remember walking into this powder room before the renovation and thinking how much I liked the clean, minimal look. It felt fresh and simple. Then I came back to film the finished space.

I’ll admit, I thought I was going to miss the simplicity of the original. But the homeowners had a vision, and our team brought it to life. The wallpaper became the statement, while the vanity, lighting, mirror, and fixtures were intentionally kept simple so they complemented it instead of competing with it. The result feels bold without feeling overdone. Full of personality, while still feeling elegant.

Same room. Completely different feeling. It’s a great reminder that good design isn’t about following trends or playing it safe. It’s about creating a home that reflects the people who live there.

How do you take something personal to a homeowner and turn it into a space that still feels elevated and sophisticated?

This powder room was a reflection of our client’s personality and what they love.

Inspired by Disney, elevated by design.

For this space, The Lion King became the creative spark, influencing a bold wallpaper that brought just the right amount of drama, personality, and character to the room.

Instead of creating a typical “themed” bathroom, we took that inspiration in a more refined direction. The wallpaper became the focal point, while the vanity, mirror, and fixtures stayed intentionally simple, allowing it to make the statement.

What you can count on us for:

• Listening to what matters most
• Turning inspiration into intentional design
• Managing every detail from concept to completion
• Creating spaces that feel personal, functional, and beautiful

It’s not just about the finishes. It’s about taking someone’s vision and creating a space that feels like them.

Mission accomplished.

Got a vision? Let’s make it happen.
