One of the top renovation goals we hear from Manhattan homeowners? “We need more space.” And sometimes the answer is already inside the apartment.

This recently completed Upper West Side renovation shows how much can be gained by making the space you have work harder.

Integrated storage keeps valuable floor space open. Dedicated areas for working, dining and everyday living add function without visually breaking up the apartment. The kitchen is substantial without overpowering the main living area, while consistent materials, clean sightlines and natural light help the home feel open and expansive.

Some projects come together in a way that feels effortlessly balanced, and this is one of them.

One of two bathrooms we recently completed as part of a home renovation in Rockland County, NY, this space is a great example of design that prioritizes longevity over trends.

We’re especially drawn to the design direction here. It feels classic European with a modern touch rather than trendy. The arched steel shower enclosure, handmade-look wall tile, checkerboard porcelain floor, warm wood vanity, unlacquered brass fixtures, and dramatic marble accents each make a statement, but none compete for attention. Together, they create a bathroom that feels layered, collected, and intentionally composed.

Design choices like these tend to age well because they’re rooted in proportion, materiality, and balance rather than whatever happens to be popular at the moment.

Behind the finished space, our team completed a full tub-to-shower conversion, new plumbing, waterproofing, updated electrical, tile installation, finish work, wallpaper, painting, and installation of the homeowner’s selected fixtures. Every detail, from what’s behind the walls to what’s visible every day, was carefully coordinated to create a bathroom that’s built to perform as beautifully as it looks.

We loved bringing this project to life, and knowing our homeowners are so happy with the finished result makes it even more rewarding.

Meet Sadin, one of our Project Managers, as he shares an update from one of our current Upper West Side brownstone renovations.

As construction progresses, it’s not unusual for historic homes to reveal conditions that weren’t visible before demolition. Planning a renovation of this scale means understanding that those discoveries can happen and having the team, communication, and flexibility to evaluate them quickly, adjust the plan when needed, and keep the project moving forward.

In this phase of the project, our team identified a structural beam that was no longer adequately supporting one of the home’s original fireplaces. After evaluating the condition, the necessary structural repairs were incorporated into the project plan while continuing to preserve the home’s original architectural character.

Keeping a project of this size moving requires constant coordination. Daily communication with the field team, schedule alignment, trade coordination, material tracking, and confirming that every delivery arrives when it’s needed all help ensure each phase is ready before the next begins.

Now approximately halfway through construction, the vision for this home is beginning to take shape. We’ll continue sharing the progress, craftsmanship, and key milestones as this Upper West Side brownstone moves toward completion.

Projects like this often have a bigger impact than homeowners expect.

This kitchen wasn’t expanded. Instead, the layout was changed by removing one wall, closing an exterior doorway, and reorganizing how the space connects to the rest of the home.

Those decisions created better circulation, added storage, introduced a large working island, and opened the kitchen to the adjacent living area without adding square footage.

Renovations don’t always require a larger addition to change how a home feels. Sometimes the greatest value comes from improving the layout you already have.

As part of a full second-floor addition, this bathroom was built where no bathroom existed before.

The addition created new square footage for both an upstairs bedroom and a full bathroom, expanding the home’s functionality while providing the homeowners with the additional living space they needed.

Unlike a traditional bathroom remodel, every part of this room was built from the structure up, including the framing, plumbing, electrical, ventilation, waterproofing, and finished layout.
