Here is a picture of a 2 year old Brava Tile roof, installed on a roof less than 1/4 mile from the ocean on a 3/12 pitch roof. To the naked eye everything looks great, BUT its not. This roofing system will need to be fully replaced.

THIS IS WHY!
1. Pitch to low for the warranty requirements.
2. Installed without battens allowing for sagging of tiles in the center in the heat of the day.
3. Did not use the proper exposure for the wind zone that it was installed in.
4. Improper attic ventilation.
5. Improper attic venting installation
6. Improper pipe boot flashing installation
7. Improper Ridge cap installation
8. Improper rake tile installation
9. Improper eave closure fasteners

I won't even bring up the flat roof section on the back of the house.

This roof is failing after only 2 years of service. Not every roofing system should be installed on every home. Be sure you are hiring a contractor that actually knows what systems belong on certain homes. Not all contractors have the same experience and some just want to sell you the roof that they are getting kickback on.

DO YOUR DUE DILIGENCE!!!

HOMEOWNERS BEWARE NOT ALL CONTRACTORS ARE ACTUALLY CONTRACTORS. IF THE LICENSE HOLDER ISN'T THE BUSINESS OWNER THAT IS YOUR FIRST RED FLAG!
