THE ARCHITECT’S EYE ✏️
Van Cortlandt House | The Bronx, NY

Look closer. There’s a face above the window.

Built in 1748–1749, Van Cortlandt House pairs the orderly rhythm of English Georgian architecture with richly textured local fieldstone and red brick window surrounds. But the details that invite a second look are the carved stone masks tucked into the window keystones.

Associated with the tradition of warding off evil spirits, these watchful faces bring personality to an otherwise restrained façade.

Through an architect’s eye, it’s the conversation between materials that stands out: irregular stone against carefully arranged brick, delicate wood trim against substantial masonry, and a carved expression framed by it all.

The house also carries a complex history. Once the center of a plantation sustained by enslaved Africans, it reminds us that understanding a building means recognizing the people whose labor shaped it.

Today, the Bronx’s oldest surviving house offers a chance to slow down, notice, and read the stories held in its walls.

What detail catches your eye first?

Taking shape. ✏️

A look inside the new primary suite as the framing comes together.

What you see here is more than a new bedroom — this addition was designed to make the entire home work harder. Above, a light-filled primary suite with a vaulted ceiling and generous windows. Below, an expanded kitchen and much-needed storage that transform the way the first floor functions.

We love this stage of a project, when the drawings start becoming real and you can finally stand inside the spaces we’ve been imagining on paper.

More space. Better function. A home designed around the way this family lives.

When the building across the street steals the view 😍

We had the most spectacular view from our rooftop brunch in Midtown: the former Hotel York at 488 Seventh Avenue, designed by Harry B. Mulliken and completed in 1903.

Red brick, limestone, carved urns, garlands, grotesques, iron balconies—and absolutely no fear of ornament. This is Beaux-Arts architecture doing the most, in the best possible way.

And because New York buildings always have another story: in 1968, a young Calvin Klein reportedly used a room here to show his first collection of just nine designs.

Sometimes the best part of looking at the skyline is remembering to look straight across the street.

Building from the ground up. Literally. 🔨

Every great addition starts long before the finishes go in. It begins with careful planning, solid foundations, and a team committed to getting the details right.

This week on site, the new floor system is taking shape, creating the platform for a seamless expansion that will soon transform how this family lives in their home. While it may not look glamorous yet, these are the moments where good architecture and quality craftsmanship come together.

At Pencil Projects, we love sharing the process—not just the finished product—because every beam, connection, and layer tells part of the story.

Stay tuned as framing continues and this

From blank canvas to sanctuary. ✨

The Self Studio was reimagined from an existing commercial storefront into a peaceful wellness destination. Every architectural decision—from the arched niches and warm material palette to the accessible layouts and refined detailing—was designed to support the experience of slowing down, connecting, and healing.

Architecture has the power to transform not only spaces, but the people who use them. Be sure to visit this amazing space in City of New Rochelle

When old and new speak the same architectural language.🖤

One of my favorite architectural relationships in Westchester is the conversation between the Hastings-on-Hudson Public Library and the neighboring Municipal Building.

Designed by William Switzer and dedicated in 1966, the library never tries to compete with its historic neighbor. Instead, it draws inspiration from the Municipal Building’s classical proportions and rhythmic colonnade—reinterpreting those ideas through a clean, modern vocabulary.

I love how the library speaks the same architectural language, but with a distinctly contemporary voice.

The neighboring Municipal Building, completed in 1929 and designed by Shreve, Lamb & Harmon—the architects behind the Empire State Building—provides a beautiful example of civic architecture rooted in classical tradition.

Beyond the architecture, the library offers one of Westchester’s most beautiful public reading terraces overlooking the Hudson River and the Palisades. It’s a reminder that the best civic buildings don’t simply house public functions—they create places where people gather, learn, reflect, and connect.

Designing for community means honoring history while confidently looking forward.
