Property managers juggle a lot of building systems heading into winter.

For the roof, five questions will tell you most of what you need to know.
1. When was the roof last inspected, and do we have the report?
2. Are all drains and scuppers clear and flowing?
3. Are there any open repair items from the last inspection?
4. Does our warranty require documented maintenance, and are we current?
5. If something happens in January, who do we call, and how fast can they get here?

If any of those answers are fuzzy, that's a great place to start this month, while the weather still makes it easy!

The weather still cooperates. Sealants and membranes bond best before temperatures drop, crews can get on the roof safely, and anything the inspection turns up can be handled while it's still a small job. Wait until the first hard freeze and the same repair gets slower and harder to schedule.

Now that cooling season is winding down, pull your summer energy bills and compare them to last year.

Your roof might be hiding in that number.

A dark, aged, or wet roof works against your HVAC all summer. It absorbs heat, drives up rooftop temperatures, and makes your cooling system run harder for the same result.

Wet insulation is even worse, because saturated insulation loses most of its R-value, so you're paying to cool a building through a roof that no longer insulates.

If your cooling costs crept up this year and the equipment is fine, the roof is worth a look. A reflective coating or addressing trapped moisture can pay for part of itself in energy savings, on top of extending the roof's life.

After every big storm, the out-of-town trucks show up. Magnetic signs, quick quotes, big promises, and gone by the time the next season comes around.

We get why building owners consider them. When water is coming in, anyone offering a fast fix looks like a lifeline.

But a commercial roof is a fifteen-to-thirty-year relationship, not a one-time transaction.

Warranty questions come up.
A repair needs revisiting.
A new problem appears two winters later.

And the roofer who is still here, who knows your building and stands behind their work, is worth far more than the one who was cheapest that week.
