If you’re thinking of a renovation in the new year, you might be surprised to hear that NOW is the time to start planning. 
 
The whole design process, from the first consultation to getting permits released, takes about six months. If your home is in a historic district, you might need a little extra time for HDLC review. 
 
That means if you start the conversation now, you can start construction after Mardi Gras, which honestly is the best time of the year.

New Orleans and flooding go hand in hand. It's not a matter of if, but when. At some point, you stop hoping for the best and start making a plan.

When this homeowner received a FEMA grant to raise their home, they used it as a launchpad to not just make their home higher, but to also make it better.

We raised the structure four feet and used the opportunity to redesign the facade so it looks intentional from the street (we've all seen those homes that look like they were just raised up and plopped on some blocks). Interior layout issues were addressed along the way, improving the overall flow and function of the home. The result is a house that's safe, functional, and more beautiful than it was before.

This is what we mean when we say every renovation is an opportunity. Sometimes the most practical project becomes the most transformative one. Reach out and let's talk about what your home could become.

Planning a renovation in a New Orleans historic district? Before you start, you need to know how the HDLC might effect your project.

The Historic District Landmarks Commission oversees exterior changes to properties across New Orleans' historic neighborhoods, including Marigny, Bywater, Tremé, Lower Garden District, Irish Channel, and Algiers Point, as well as Esplanade Ridge and St. Charles and Carrollton Avenues.

Uptown and Mid-City are partial control areas as well, so it's important to understand what requires approval, how long the process takes, and what gets denied that can make or break your project timeline.
