Yes, we do small spaces! Often you see grand kitchens in the magazines but small kitchens are our specialty. Taking a small space and making it functional is one of my favorite challenges. Big changes at our Arden Hills project. Sheetrock went up, tile installed, vanity cabinets and countertops in place. I love the free standing tub and floor mounted faucet!

This turned out to a be a big tear out at our Arden Hills project. The tile had a thick cement base which is hard to break down and very heavy. We removed the walls between the two bathrooms, removed the hall linen and the entry to the bedroom so we can straighten it out and give more space to the primary bathroom. The plumber has a ton of demo to do before he can run new lines. We found floor damage around the toilets areas which isn’t unusual. Walls are framed and furred out for the electricians to run their lines.

We have a new project in Arden Hills, turning a full bath and 3/4 bath into a large primary bath with soaking tub and powder bathroom for guests. I love the pinks and yellows of the 1950’s but it’s time for an update! See before photos and new layout below.

Our Mahtomedi project is almost wrapped up! Final floor finish happened this week, all the plumbing is done, countertops and tile are in. We are trying a new product, Wetwall, in the shower that has a great price point and I love that it doesn’t have grout lines. We are still waiting for decorative lighting, shower glass and HVAC to wrap up. Micah, my youngest son, will start moving in and make this space his home. We will do the upstairs bathroom and flooring next year.

The Mahtomedi project is moving along quickly! Sheetrock finished, walls painted, tile floor set, cabinets installed and countertop measured. The floors are a beautiful white oak, I can’t wait to see them finished 😁

Some people have asked how I select a home to be flipped. Obviously the home has to be in the right price point but I look at the bones. I see what the house used to be and the potential to be so much more. This home has beautiful woodwork, stonework and I love the windows. Tweaking the layout to make the home flow is always key. The inspectors in Mahtomedi have been wonderful to work with as they thanked me for restoring this home verses tearing it down and rebuilding.

Progress on the Mahtomedi home! We installed two headers - one over the old entryway and another between the kitchen and porch. New window installed in the kitchen bringing lots of light. The back entry moved to the porch area creating an entryway. Bathroom, closet and laundry are framed in. The stairs was moved to the porch allowing more space in the living room. HVAC, plumbing and electrical all roughed in, meters moved to the exterior of the home. Insulation installed and ready for drywall!
