We recently replaced several damaged screens on this lanai, getting it ready for one of the best times of year here in Florida.

With fall approaching, now is a great time to repair torn or damaged screens so you can open the windows, let in that cool morning air, and enjoy your porch or lanai without inviting the bugs in!

Rotten wood doesn’t get better with time!

On this project, the boards and trim wrapping an exterior column had begun to rot and deteriorate. We removed the damaged material, replaced the column wrap and trim with new boards, then caulked, primed, and painted everything for a clean, finished look.

Exterior wood is constantly exposed to rain, humidity, and Florida weather. Once rot starts, it can continue spreading and eventually affect the structure underneath. Taking care of damaged trim early can help prevent a much larger, and more expensive, repair later.

🚽 A small leak around a toilet can turn into a much bigger problem if it’s left alone!

On this job, we pulled the toilet and found that the wax ring and floor fl**ge needed attention. We replaced the damaged fl**ge, installed a new wax ring, and reset the toilet for a proper seal.

The wax ring creates a watertight seal between the toilet and drain, while the fl**ge provides the solid mounting point that keeps the toilet securely attached to the floor. When either fails, you may notice a rocking toilet, water around the base, odors, or hidden moisture damage.

Catching these problems early can help prevent damage to the flooring and subfloor underneath.

Out with the old, in with the new!

This attic ladder had seen better days, so we removed the old wooden system and replaced it with a new aluminum attic ladder featuring struts instead of the traditional spring setup.

The new aluminum system offers several nice upgrades:

Lighter and easier to operate
Durable aluminum construction
Strut-assisted opening and closing for smoother operation
No large exposed springs like older-style systems
A sturdy, clean upgrade for safer and easier attic access

If your attic ladder is damaged, difficult to operate, or simply ready for an upgrade, JRMC Property Solutions can help with your small home repair and improvement projects.

🌳 When your gutters start growing their own trees… it’s probably time for a cleaning! 😅

We recently cleaned out these heavily clogged gutters that had accumulated so much debris that small trees and plants were actually growing out of them.

Keeping your gutters clear isn’t just about appearance. Clogged gutters can cause water to overflow, potentially damaging fascia, soffits, siding, landscaping, and even contributing to water problems around the foundation. Regular cleaning helps keep rainwater flowing where it’s supposed to.

Need your gutters cleaned or have other small repairs and maintenance projects piling up?

🔧 Another small repair taken care of!

This toilet had a leaking fill valve and water supply line, causing water to leak where it shouldn’t.

I replaced both components, checked all connections, and made sure everything was working properly and leak-free before wrapping up the job. 🚽💧

These are the kinds of smaller repairs that can easily turn into bigger problems if left alone.

🔧 Kitchen Sink Leak Repaired!

This kitchen sink was leaking from the garbage disposal fl**ge/basket, causing water to leak underneath the sink.

I removed the leaking fl**ge, installed a new disposal fl**ge/basket, properly sealed it, and reconnected everything to ensure the drain was watertight.

Another leak found and fixed before it could cause bigger problems! 💧
