The best storage doesn’t look like storage.

The mudroom at our Mid-Century Modern Addition runs floor to ceiling on three walls for coats, boots, sports gear… the stuff that usually ends up on the kitchen counter or on the garage floor. All built to fit the room, not dropped in and trimmed out.

We’ve been talking a lot about DADUs lately, but that’s not all we do! On this East Nashville infill build, we made sure it didn’t all go to the landfill ♻️

Infill development means replacing an aging structure on an existing lot, in this case, a dilapidated house we replaced as owner/builders. We salvaged what we could: stone became retaining walls, fireplace brick became the walkway, and the original hardwoods now clad the porch ceiling. Old bones, new life.

Before, during, and after of our East Nashville addition! You’d think it would be easier to simply add on to the existing home, but it’s way more complex than that…

We could not believe what we found when we started demolition… The existing back porch was literally being held up by rubbish! It was like finding a weird time capsule all wrapped up in a major code violation 😅 If you zoom in, you can see among old scrap wood and cinder blocks, an old shoe, newspapers from the 50s, old canisters, a wheel and axel, and a wire basket… (we couldn’t believe the deck was still standing).

This is months of work! Regrading, shoring up, and new footers poured and ready for framing!

Fast-forward a couple months… Windows are in, siding is going up. Captured the first cedar shake being installed, one of my favorite features we matched from the original home

living: settle three things before you hire your GC.

One, scope. “We’ll figure it out as we go” is how budgets blow up… agree on what “done” looks like before anyone quotes a number.

Two, timeline. A best-case schedule is a wish, not a plan… ask what happens when the tile shows up three weeks late.

Three, communication. A renovation is basically a six-month group chat… find out who’s actually in it before demo day.

After 50+ projects around East Nashville, 12 South, and Germantown, we can tell you the jobs that go well aren’t lucky. They’re settled up front.
