Hurricane season officially runs through the end of November, and once it's behind us, most people stop thinking about their roof entirely. That's usually when the delayed leaks turn up. Wind damage from the peak of the season often doesn't announce itself until a heavy rain arrives much later, and by then water has had time to work into the decking.

A post-season inspection with Black Flag Roofing is free and takes very little of your day. We photograph the whole roof, date the report, and tell you plainly whether anything needs doing. If the answer is no, that's a useful thing to have in writing before next summer.

Nobody plans for a roof emergency, which is exactly what makes them expensive. When a leak shows up in the middle of a storm, you're paying for the emergency call, the temporary fix, and then whatever the water reached before anyone could stop it.

Planned maintenance is the opposite situation. It's scheduled, the cost is predictable, and the repairs stay small because they're caught early. The difference is usually significant.

A maintenance plan runs a few hundred dollars a year, while a full replacement after water has reached the decking and framing can climb into five figures, and it rarely waits for a convenient time.

These are the warning signs we see most often on roofs that don't make it through a heavy storm season:

▪️Shingles that are curling, cracked, or missing after a windy stretch
▪️Granules collecting in your gutters, which means the surface is wearing thin
▪️Flashing that's lifted, cracked, or separating from the surface it seals
▪️Water stains on ceilings or walls, particularly near exterior walls
▪️Any sag or dip along the roofline, which can point to decking that's already soft

One of these on its own doesn't necessarily mean trouble. Two or three together, on an older roof, usually does. Hurricane season runs through the end of November, so if any of this sounds like your house, it's better to know now than in the middle of a downpour.

Myth: if your roof isn't leaking, it's fine.

The reality is that water usually tracks along the decking for weeks or months before it ever reaches a ceiling, so by the time you notice a stain, the problem has often moved past the shingles and into the wood underneath. What could have been a small repair becomes framing work.

A visible leak is a late signal, not an early one. Age matters, storm history matters, and so does the condition of your flashing and drainage points. If you're not sure how old your roof is or when anybody last looked at it closely, that's reason enough to have Black Flag Roofing take a look.
