☀️ OUTDOOR LANAI TRANSFORMATION | FULL FLAKE SYSTEM

Outdoor living is a big part of the Florida lifestyle — and the concrete underneath it needs a coating system built for those conditions.

For this lanai transformation, Epoxy Art 33 installed our professional Outdoor Full Flake System, designed to combine a clean decorative finish with durability, UV stability and added traction.

🔹 Our Outdoor System:

⚙️ Mechanical concrete preparation
🔧 Crack & surface imperfection repairs
🛡️ 100% Solids MVB Epoxy Primer
☀️ Polyaspartic Base Coat + Full Decorative Flake Broadcast
💎 UV-Stable Polyaspartic Topcoat + AOX 50 Traction Additive

We also continued the flake finish along the perimeter base, creating a clean transition and a more complete, professionally finished outdoor space.

Why do we use a different system outdoors?

Exterior concrete is constantly exposed to UV rays, moisture, rain, temperature changes and foot traffic. That’s why our decorative flake is broadcast into a UV-stable polyaspartic base, followed by a polyaspartic protective topcoat engineered for exterior exposure.

AOX 50 is incorporated into the final coat to provide additional traction, an important feature for outdoor areas that can become wet.

The result? A clean, seamless and durable outdoor surface built for the way Florida homes are actually used.

🏡 Application: Covered Lanai
☀️ System: Outdoor Full Flake
💎 Finish: UV-Stable Polyaspartic + AOX 50

☀️ 700 SQ. FT. POOL DECK TRANSFORMATION | OUTDOOR FLAKE SYSTEM

Florida outdoor concrete needs more than a good-looking coating. It needs a system designed to handle UV exposure, moisture, weather and everyday foot traffic.

For this 700 sq. ft. pool deck & lanai, Epoxy Art 33 installed our professional Outdoor Full Flake System, combining proper concrete preparation with a UV-stable polyaspartic coating system.

🔹 Our Outdoor System:

⚙️ Mechanical concrete preparation
🔧 Crack & surface imperfection repairs
🛡️ 100% Solids MVB Epoxy Primer
☀️ Polyaspartic Base Coat + Full Decorative Flake Broadcast
💎 UV-Stable Polyaspartic Topcoat + AOX 50 Traction Additive

Why build an exterior system this way?

The MVB epoxy provides a high-performance foundation over the properly prepared concrete, while the decorative flake is broadcast into a polyaspartic base coat. The final UV-stable polyaspartic topcoat provides the protection needed for exterior exposure, and AOX 50 adds additional traction for wet areas such as pool decks.

The result: a durable, seamless and easy-to-maintain surface built specifically for outdoor living.

🏢 10,000 SQ. FT. COMMERCIAL POLISHED CONCRETE PROJECT

Another commercial transformation completed by Epoxy Art 33 | Concrete Coatings & Surface Solutions.

For this 10,000 sq. ft. project, we restored and polished the existing concrete to create a durable, professional flooring system designed for long-term commercial use.

The main areas received a natural polished concrete finish, allowing the character and aggregate of the original slab to become part of the final design.

Inside the offices, we incorporated colored polished concrete, creating visual separation while maintaining the same clean, seamless architectural finish throughout the facility.

Our process included:

⚙️ Mechanical grinding and surface refinement
💎 Progressive concrete polishing
🎨 Colored polished concrete in selected office areas
🛡️ Concrete densification and protection
✨ High-gloss, professional finish
🏢 Approximately 10,000 sq. ft. completed

Polished concrete is an excellent solution for commercial spaces because it combines durability, low maintenance and a clean modern appearance — without covering the natural character of the concrete.

📍 Serving Naples, Marco Island, Bonita Springs, Estero, Fort Myers and Southwest Florida.

Wondering why some concrete coatings last for years while others fail in the first season? In “Professional Concrete Coating Process Explained,” we break down the real workflow we use across Southwest Florida—how we evaluate concrete condition and moisture risk, match coatings to the exposure, confirm CSP with proper surface prep, and use diamond grinding for a profile that actually bonds. You’ll also see how moisture mitigation, proper application, and curing details protect long-term durability and the kind of warranty support homeowners and builders can trust. This is the level of process control that separates a pretty finish from a system built for real waterfront weather and heavy daily use.

Ever wonder why some garage floors start looking tired in a year while others stay crisp for a decade? The secret isn’t the decorative flake—it’s the concrete prep, moisture mitigation, and the right grind to hit the correct CSP before the coating system goes on. In Southwest Florida, where slabs can carry moisture and temps swing, a durable flake floor needs proper slab testing, controlled thickness, and installation details that protect the bond line. If you’re building or upgrading a garage that has to look luxury and perform under real daily use, this guide breaks down what actually makes decorative flake flooring last.

Industrial flooring isn’t “set it and forget it”—it’s concrete science, surface prep, and moisture control working together so the system survives daily loads without soft spots, bond failures, or premature wear. In our latest deep dive, we break down how pressure-tolerant installations are built: correct substrate evaluation, CSP-true surface preparation, diamond grinding for profile and adhesion, and the right coatings and moisture mitigation for Southwest Florida’s humidity (including when joint and crack strategy matters most). We also cover material selection, long-term durability, maintenance planning, and what to look for in warranties so your garage, commercial kitchen, or facility floor performs the way it’s supposed to.
