Moving plumbing costs three to five times what leaving it on the wall does, and it usually happens because someone picked a finish before they picked a layout.

Everybody wants to start with the fun stuff, like the cabinet color, the backsplash and the hardware. I get why, but that's the last decision and not the first.

What decides whether the room works for the next 20 years is the path between your sink, your stove and your fridge, and where the plumbing lands.

Fall in love with a finish first, and you end up bending the whole room around a pretty picture instead of how you actually cook.

The giant island is the classic example. It looks incredible in a photo, but if it breaks that path, making dinner turns into doing laps. It's beautiful and it's exhausting.

So before I'd design a single thing, I'd want honest answers to a few questions. How many people cook here at once?

Do you really cook, or do you mostly reheat? Where does the trash go, and where do the groceries land when you come in from the car?

Design around those answers and you get a room that works around your life for 20 years. Design around a photo and you get one that looks great and could fight you in real life.

The color can wait, and the plumbing can't.

The parts of a renovation that photograph the best are usually the worst place to put your money.

Let me give you the clearest example I've got, which is two homeowners with the same $50,000.

The first puts it into plywood cabinet boxes, soft-close hardware, a real range and nice quartz countertops, then keeps a simple subway tile backsplash and basic hardware.

The second goes for a designer backsplash, fancy pulls and an expensive countertop. To make the numbers work, they put particle board cabinet boxes underneath all of it.

I understand how that happens. Cabinets can eat up 30 to 40% of the whole budget, so that's $15,000 to $20,000 on this job, and it's tempting to trim the part nobody sees.

But three to five years later, that second kitchen has sagging shelves and doors that don't close properly. And if there's ever a leak, those particle board boxes start breaking apart.

The rule is simple. Spend on what's permanent and what you use every day, and value engineer the decorative items you can swap later.

So the money goes to cabinet construction, the range if you actually cook, and the sink and faucet, because those get beat up the most.

You can change a backsplash down the road, but you're probably not changing your cabinet boxes.
