What Every New Well Owner Should Know

Buying a home with a private well doesn't come with an instruction manual. It probably should.

Matthew Phipps, our owner, puts it this way: treat the well as an investment, not just another utility.

So start by finding four things. The well breaker. The pump control box. The pressure tank. The whole-house filter and its bypass. Knowing where those are turns a stressful evening into a five-minute check.

After that it's simple. Know when the water was last tested. Know when filters were last changed. Pay attention when something feels different.

Most Idaho wells run dependably for years. Knowing your system is what makes you comfortable, not what makes it work.

What Should You Inspect Before Buying a Home With a Well?

Buyers will spend an hour on kitchen cabinets and about four minutes on the well.

"Water is the most valuable resource on your property. No shortcuts should ever be taken in the process of getting that resource from the ground to your home." That's Chase Mellon, our Drilling Department Manager.

Before you close, find out what the water's been tested for. Nitrates, iron, and arsenic are the three that come up most around here, and none of them change how the water looks coming out of the tap.

Then ask for the records. Drilling logs, pump history, past water tests, any repairs. The more paperwork the seller has, the better picture you get of how the system's been treated.

How Much Does a Water Well Cost in Idaho?

Two homes five miles apart can get completely different drilling quotes. That surprises people.

Depth, local geology, site access, materials, and travel distance all move the number. The biggest misconception we run into is that every well in an area should cost about the same. They don't, because no two properties sit on the same ground.

One thing worth asking any driller: what's actually included. A well is not just the hole. It's the pump, the pressure tank, the electrical, and the water lines. A low bid that leaves pieces out isn't really a lower price.

If you're thinking about drilling a well, one of the first questions that probably comes to mind is, "How much is this going to cost?"

The answer isn't as simple as giving one number because every property is different. Two homes just a few miles apart can have very different drilling conditions. The depth of the well, local geology, site access, materials, and even travel distance can all influence the overall project.

One of the biggest misconceptions is that every well in an area should cost about the same. In reality, each property has its own conditions, which is why estimates can vary.

If you're planning to build a home or purchase land, understanding what goes into the cost of a well can help you make better decisions and avoid surprises along the way.
