This is why a leak that starts Friday night and gets looked at Monday morning is a completely different job to a leak that gets handled Friday night. Same amount of water. Very different invoice.

Smoke season is here, and the smell that gets into your house doesn't just air out.

Wildfire smoke particles are small enough to settle into carpet fibres, drywall, HVAC ducting and soft furnishings. Opening the windows once the sky clears usually just moves it around.

What actually helps:

1. Change your HVAC filter now, then again in two weeks. Smoke loads a filter fast.
2. Run recirculate, not fresh air intake, on the worst days.
3. Wipe hard surfaces with a damp cloth rather than dry dusting, which puts particles straight back into the air.
4. If the smell is still there after two weeks, it's in the materials. That needs professional deodorisation, not another candle.

The first 60 minutes after a water leak decide how much of your house you keep.

Most of the damage we end up tearing out isn't from the water itself. It's from the hours it sat there while everyone worked out who to call.

Here is the order that actually matters:

1. Shut off the water. Main valve, not the fixture.
2. Kill the power to that area if water is anywhere near outlets or panels.
3. Photograph everything before you move a single thing.
4. Call a restoration company, not just a plumber. A plumber stops the leak. We deal with what the water already got into.
