The number one thing I see on neglected flat roofs is ponding water around drains that were never sloped correctly.

A flat roof is not actually supposed to be completely flat. There needs to be enough pitch to move water toward the drains. When that slope is missing or when drains get clogged and go unchecked, water sits in the same spots repeatedly. Over time it degrades the membrane from above while moisture works into the substrate from below.

It is one of the more preventable problems in commercial roofing and one of the most common.

Metal roofing gets recommended a lot right now. It's worth understanding what you're actually getting before you decide.

Metal holds up well in western Kentucky weather — hail, wind, temperature swings. It's heavier than shingles, so the deck underneath has to be in good shape. Installation takes longer and costs more upfront. But on the right house, it's a solid long-term decision.

Shingle roofing is still the right call on most residential jobs. It's faster to install, easier to repair if something comes up locally, and it performs well for decades when it's put on correctly.

Neither one is automatically better. The right answer depends on your structure, your budget, and what you're dealing with on that specific roof.

Most homeowners don't know their roof has a problem until water shows up on the ceiling.
By then, it's usually been leaking for a while.

Here are three things worth looking at from your driveway this weekend:

Shingles that look wavy or cupped along the edges; that's age and moisture working against you.

Dark streaks running down the face of the roof; algae, and it holds moisture against the shingles.

Granules building up in the gutters; your shingles are shedding their protective layer.

None of these mean your roof is automatically done, but it's worth a look.

There's a good reason I'll sometimes tell folks to hold off on a roof when it's below freezing.

Asphalt shingles need a little warmth and sun to seal down. Those sticky strips on the back are what bond each shingle to the one below it. When it's too cold, they don't set the way they should — and a shingle that hasn't sealed is a shingle the wind can lift come the next storm.

Shingles also turn brittle in the cold, so they're more likely to crack when we bend and nail them. If the weather's right, we'll get it done. If it's not, I'd rather wait a couple days and do it once, the right way.

After a big storm, you'll see trucks with out-of-state plates rolling through the neighborhood, knocking on doors.
