We had the pleasure of presenting at the ADU Expo in Kingston in April, hosted by and the City of Kingston.

John Fry and Jaclyn Tyler took the stage to break down what it actually takes to make ADUs work: not just great design, but the zoning, financial pathways, and community context that make them possible.

The talk reframed ADUs as Neighborhood Embedded Units, recognizing the garage apartments, granny flats, and in-law suites that have always been part of how American neighborhoods grow and adapt.

Earth Day is a reminder that sustainability starts at the foundation of how we design and build. We are actively working to make that the baseline across our work. Here are two sustainable projects currently in progress:

Olive Opera House: Steel reinforcement is complete, stabilizing the structure while preserving its original character. Upcoming work includes a blend of new and refinished wood flooring, along with upgraded systems and windows to improve overall performance. A continued investment in reuse.

136–140 Croton: Framing is progressing toward enclosure, with plumbing and electrical rough-ins underway. Initial window installations followed hands-on Passive House training, focusing on air sealing and detailing. Precision that supports long-term performance.

Hosted by and the City of Kingston, the event brings together homeowners, designers, and builders to explore how ADUs can support more flexible, affordable ways of living through workshops, conversations, and shared ideas.

As part of Engaging Amenia, this effort supports the development of a Parks + Recreation Master Plan to guide future improvements to parks, programs, and shared spaces. Through workshops and a public survey, the work focuses on understanding what’s working today, what’s missing, and where the town can grow.

Currently in construction, this 1,047 SF ADU is designed as both living space and long-term strategy. Set into the slope, the structure minimizes its presence while introducing a garage below, shared outdoor space, and carefully framed views between old and new.

A response to a broader need: flexible housing, reduced cost burden, and a path toward long-term value and equity.

Focused on articulating the vision for the final phase of Hudson Harbor, Gatehouse is a thoughtfully designed residence that completes the waterfront community. The project reinforces walkability, strengthens neighborhood connections, and transforms underutilized land into a shared community asset, while remaining true to the character of the neighborhood.

In addition to branding the effort, Nexus Creative was brought in early to lead neighborhood conversations and a site walk. The full scope of work included branding, website development, presentation materials, event planning, and facilitated engagement sessions.

Created with the Town of Cortlandt Governmentt, and in collaboration with KARC Planning Consultants and PACE Land Use Law Center, this initiative explores the future of a potential Transit-Oriented District near the Cortlandt Metro-North station. Our role focused on shaping a clear visual identity and communication framework to help translate planning concepts into something residents could easily understand and engage with.

Engaging Amenia was about listening first, and continuously.

As part of the Town of Amenia’s Comprehensive Plan update, we led a public engagement effort focused on gathering perspectives, inviting participation, and creating space for community voices. Through visual tools, in-person events, and accessible materials, residents shared what Amenia means to them and helped inform early visioning and goals.

That work now carries forward. As the comprehensive planning conversation continues, we’re beginning the next phase with the Town of Amenia Recreation Commission, supporting engagement for the Comprehensive Recreation Master Plan.

Different focus. Same approach. Keeping the conversation open as the work evolves.
