Keeping one property sharp is straightforward. Keeping a dozen consistent across different cities is where most grounds care breaks down, because every market ends up with its own crew and its own version of "good enough."

U.S. Lawns is built the other way. Every site runs on the same standard, handled by a local owner who knows your property and backed by a national team — so the property you rarely visit looks like the one you see every day.

If you manage properties in more than one market, let's talk: https://uslawnsfranchise.com/

Forty years in, and the U.S. Lawns network keeps doing what it does best: showing up for clients and for each other.

We're bringing the network together in Chicago, July 22-24, 2026, to celebrate 40 years and focus on what's next. Three days of sharpening what works, learning from the people doing it well, and setting up the year ahead.

See you in Chicago.

The priciest property work is almost always the stuff you didn't see coming: emergency tree removal, a rush repair during a heat wave, a scramble before an owner visit. Reactive work costs more and shows up at the worst time.

The properties that avoid it run on a plan, with one team watching the whole property year-round instead of a handful of vendors who each only see their slice. Fewer surprises, more predictable costs.

Feeling like your maintenance is more reactive than planned?

Summer is peak season for foot traffic and leasing, which means your property's exterior is making first impressions all day long. People notice a clean entrance, sharp edging, and healthy beds, and they definitely notice when those things are neglected.

A well-kept property tells prospects and tenants that it's managed well, before they ever step inside. That impression carries real weight when someone's deciding to sign or renew.

Heading into a busy leasing stretch? Let's make sure your grounds are working for you.

Irrigation is one of those costs that creeps up in the summer without anyone really watching it. A system on an outdated schedule, or with a leak you can't see, can waste a lot of water and money before it shows up on a bill.

A quick audit catches the leaks and broken heads, and adjusting the schedule to the season keeps the landscape healthy without overdoing it. It's one of the few outdoor costs you can actually control.

When's the last time your system got a real check?

We're halfway through the year, which makes now a good time to check in on your property care. Most people wait until renewal to ask if a service is working, but that leaves no room to fix anything.

A simple gut check: Does your crew show up consistently? Is there someone you can actually reach? Do you get any record of the work that's done? If those answers aren't clear, you deserve better for the rest of the season.

Curious what good looks like? Let us know.

Summer heat is tough on commercial turf, and by July a property's lawn usually shows whether it's getting the right care. Brown, thin grass reads as neglect to tenants and visitors, even when the weather is the real culprit.

A lot of it comes down to the basics done right: mowing a little higher in the heat, watering early in the morning, and catching stress before it spreads.
Small adjustments, big difference in how a property looks all season.

Noticing some brown patches already?
