One of the biggest surprises for us while building our dream house? How much the lot itself can change your budget.

Moving our house farther down toward the water would have added at least another $20,000 just in foundation and site work. For us, that money felt much better spent inside the house.

It really comes down to priorities. Do you want the closest possible water view? The old-growth trees? More budget for finishes?

Our biggest advice: talk through the actual lot, foundation options, and house placement with your builder before getting too attached to one idea. A small shift on the site could save you tens of thousands.

In less than a month and half, we refitted this client's grand staircase with custom marble stairs and an elegant banister, all brightly lit by hidden under-tread lighting.

One thing we’ve learned living on the coast: not every “statement piece” needs to come with a statement price tag.

We’ve replaced enough front doors over the years thanks to salt air, sea spray, and normal wear and tear to know we didn’t want to sink a huge part of the budget into one here in our own home.

Instead, we’re letting the architecture do the work. The oversized archway will give visitors that moment when you pull up to the house, while the placement of the front door gives our living room a little more privacy from the street.

It’s a balance we think about constantly: where should we spend, where can we simplify, and how can the design itself create the impact?
