A project this important deserves more than oversight. It deserves advocacy.

Our relationship with 1000 Venetian goes beyond this project.

After previously completing a comprehensive painting and restoration project at the property, Capital Contractor Services is now returning to serve as the Association’s Owner’s Representative.

That history matters. We already understand the property, its team, and the realities of completing major work within an occupied condominium community.

As Owner’s Representative, our role is to bring an owner-focused perspective, backed by contractor-level experience, to every stage of the project.

We’re not here simply to watch the project happen. We’re here to advocate for the Association, ask the right questions, and help protect the Board’s investment every step of the way.

We’re proud to continue our relationship with 1000 Venetian and look forward to helping guide this next chapter.

Capital Contractor Services is proud to serve as the Owner’s Representative for a community-wide roof replacement at Townhomes at Orange Drive in Davie, Florida.

With 25 buildings and residents remaining in their homes throughout construction, this project requires more than technical oversight. It demands proactive coordination, consistent communication, and careful planning to minimize disruption across the community.

Throughout the project, Capital will serve as the Association’s advocate, helping maintain accountability, monitor progress, address potential concerns, and keep the project moving toward a successful completion.

Contractor-level experience. Owner-side advocacy.

First impressions matter. Lasting impressions matter even more.

What was once an outdated space is now a welcoming environment designed to leave residents and guests saying "wow" the moment they walk through the doors.

Projects like North Tower at The Point are about more than new finishes. They're about reimagining how people experience their community every day.

Take a look at the journey from the original space, through construction, to the finished result.

A special thank you to our Project Manager, Todd Sork, whose leadership and attention to detail helped bring this vision to life. We'd also like to thank , management, and the Board for trusting our team and partnering with us throughout this transformation. It was a pleasure working together to create a space the community can be proud of.

We're grateful to everyone who played a role in making this renovation a success.

Renovations in occupied buildings require more than quality craftsmanship. They require communication, coordination, patience, and consideration for the residents who call the building home.

From planning and phasing to daily ex*****on, our team understands the responsibility that comes with working in lived-in spaces. It’s not just about delivering a beautiful finished product; it’s about creating a smooth experience for the community throughout the entire process.

This mindset, honed over three decades, is what we bring to every hallway, every floor, and every project we take on.

This isn't just a renovation; it's a complete redefinition of how a building is experienced.

Big transformations require alignment at every level.

At Chalfonte, we’re currently renovating the resident hallways across two 22-story buildings, a significant project that will impact the daily experience of every resident.

At the Association’s request, we completed a full mockup of one wing on a resident floor before full rollout. This approach allowed the Board and residents to experience the design firsthand, provide feedback, and move forward with confidence, knowing every detail met expectations.

The before-and-after shown here is more than just a preview. It is a shared benchmark for what’s to come.

At Capital Contractor Services, we adapt to each community's needs to help them feel confident in their investment and deliver with precision at every step.

When large-scale projects move forward without someone solely protecting ownership’s interests, small oversights can quickly become expensive problems:

• Scope gaps
• Change orders
• Missed details in specifications
• Timeline delays
• Misaligned expectations between vendors

For property managers, that often means more stress, more calls, and more explaining.

An Owner’s Rep is not an added expense. It is risk management and can often help SAVE you money. You need the right person at the table who understands construction inside and out and knows how to protect the asset, the budget, and your reputation. Because in this industry, what you don’t see coming is usually what costs the most.

Planning a project? Let’s talk before the first contract is signed.
Proactive oversight with Capital costs less than reactive damage control.
