To make this home more energy efficient we have installed in floor heat for the entire house and poured 3/4'' of gypcrete over it. Gypcrete creates a thermal mass and when it gets hot from the in floor heat, it will hold the temperature and you can lay down on the warm floor in the winter. With a regular duct work and forced air furnaces hot air risers while the area by the floor stays cool. and the floor in the winter stays cold. With in floor heat the floor stays warm and you spend less money on gas to heat your home.

Today we passed framing inspection for a big house that we are building on lake Minnetonka and will start insulation tomorrow and sheetrock next week.

The project that we are working on now we installed 6'' EPS foam insulation for the in floor heat. Why install 6'' foam insulation under concrete slab when code doesn't require any? Ground temp in MN in the winter under the frost line is 46-52 degrees. This is why basement floors are very cold in the winter and very moist in the summer. While the majority of the builders do not install any insulation because it is not required by code, some install 1.5''-2'' if a customer wants to have in floor heat. For this project we installed 6'' instead of typical 1.5-2''.
6'' of insulation under the concrete slab provides a thick thermal break between the ground and concrete floor, and basement floors will stay warm in the winter and dry in the summer. Does it cost more money to do this? Yes, it costs about $5/sq ft for labor and materials for a typical basement to install, but it will pay for itself in less than 3 years assuming that energy prices stay the same, but we know they are always going up.

We finished pouring walls. With the rain it took almost two months to excavate and pour footings. Water was staying in the trenches and for almost two months, we couldn't pump it out because the water table was very high and water was raising in the tranches very fast because this is the lake property. But we got it done. The best time to do excavation and foundation in MN is the end of the September-October when we have less rain.

On July 14th, 2025 we broke the ground to build this home on lake Minnetonka. It's 10,000+ sq ft, one level home with a full walk out basement, 5 bedrooms, 7 baths. It will be constructed using exterior 6'' EPS insulation for exterior walls and under the concrete slab, will have in floor heat in the whole house and we estimated that it would be 70%+ more energy efficient than a typical home built by code.
