Many commercial slip-and-fall claims do not happen in the parking lot. They happen within twenty feet of the front door.

That is the area with the highest foot traffic, the most complex surfaces (mats, thresholds, ramps), and often the least attention from a general snow removal plan built around plows and lot clearing.

A property ready for the first snow of the season has entrance-specific protocols: hand crews dedicated to entrances and high-traffic walkways, faster-acting de-icer applied where people actually walk, mats and thresholds checked for wear before winter, not during it, and documentation of every entrance service, since this is where claims get contested.

If your current plan treats entrances as an afterthought to the parking lot, this is the month to fix that, before the first flakes fall.

The first snow event of the season tests a plan more than any walkthrough or checklist ever could.

Here is what a well-run response actually looks like when the first real event hits the Twin Cities metro:

Before the storm: trigger levels already confirmed with each client, crews staged near their assigned properties, equipment fueled and inspected, salt and de-icer loaded.

During the storm: plowing and stacking on a defined schedule, hand crews clearing entrances and high-traffic walkways, real-time communication back to the property manager, not radio silence until it is over.

After the storm: a cleanup pass once conditions stabilize, documentation of what was done and when, so there is a record if a liability question ever comes up.

Properties that have this in place before the first event go into winter with confidence. Properties that are still figuring it out find out the hard way. Which one do you want to be when winter sets in?

If your property does not have a signed snow removal contract yet, here is what is happening right now across the Twin Cities.

Crews are being assigned to properties. Routes are being mapped. Stockpile locations are being secured. Every week that passes, the available capacity for new properties gets smaller, because reputable snow contractors do not overcommit their crews.

That means the properties without a signed contract by late October are choosing from whatever capacity is left, not from a full range of options. And if a major event hits before anything is in place, a property without a contract is not on anyone's priority list.

If your property is still deciding, the decision window is closing faster than the calendar suggests.

First frost is no longer a forecast. For most of the Twin Cities metro, it is now literally days away.

Here is what that actually changes for your property:

Irrigation: any system not yet blown out is now at risk of frozen and cracked lines overnight.

Annuals and tender perennials: anything left in the ground is done for the season. Removing dead plant material now prevents pest and disease issues in spring.

Hardscape: crack sealing and patching become far less reliable below 40 degrees overnight. What does not get done in short order likely waits until spring.

Turf: final mowing height matters. Cutting too short or too long going into winter both increase the risk of snow mold in April.

None of this is complicated, but all of it is time sensitive. If any of these are still open on your property, NOW is the last realistic window.

Leaves are not just a curb appeal issue. They are a liability issue.

Wet leaves on a sidewalk or parking lot behave almost like ice. They compress into a slick mat, they hide cracks and uneven pavement, and once the first frost hits, they freeze directly to the surface.

For commercial properties in the Twin Cities, that combination often shows up in slip-and-fall claims every fall. Insurance carriers know it too.

A proper program removes leaves on a schedule, not on an as-needed basis, clears storm drains and catch basins so water does not pool and refreeze, and keeps entrances and walkways clear through the peak drop weeks of October.

If your current landscape vendor treats leaf cleanup as an afterthought, this is the month that catches up with you. Get it on a schedule before the first hard frost locks everything in place.

This is the month everything gets locked in.

By now, summer maintenance is closed out and fall programs are running. What's left is the final window before winter conditions take over completely.

Wrapping up the week:

Fall leaf cleanup and bed cutbacks
Final irrigation winterization appointments
Last pruning before hard frost

To be finalized this month:

Signed snow removal contracts and crew assignments
Salt and de-icer inventory confirmed
Trigger levels and emergency protocols reviewed

Already behind if it isn't done:

Sealcoating and striping
Concrete and ADA compliance repairs

If your property still has open items from this list, the runway is measured in weeks, not months. We can help you close it out!

When a snow event hits the Twin Cities, TCOS deploys across the entire metro simultaneously.

Our fleet includes plow trucks, salt trucks, loaders, skid steers, sidewalk machines, salt spreaders and much more β€” all maintained, staged, and assigned to specific properties before the season starts.

Our crews are trained and experienced in commercial snow operations. Most have been with us for multiple seasons. They know their assigned properties, and they know what our clients expect.

Scale matters in snow removal - and as Market-Leaders we know what it takes to be successful in winter.

If you want to better understand what our winter operation looks like, we are happy to walk you through our approach for your specific property. The planning conversation is worth having before the snow starts.

October is here. Here is where we stand:

Summer projects: Final concrete and surface work is wrapping up, and our crews are completing the last scheduled landscape installations.

Fall transition: Leaf cleanup programs are underway across the metro. Irrigation winterization is scheduled, while fall pruning and bed cutbacks are in progress.

Winter prep: Snow contracts are being finalized. Equipment staging is underway. Crews are assigned, and de-icing materials are secured.

For our year-round clients, this transition is seamless. One team, one contract, one phone call. The same people who maintained your landscape all summer are the ones who will clear your parking lot this winter.

That continuity is not something you get from separate seasonal vendors. It is something you get from a Partner.
We are prepared for whatever this winter brings.

Average first frost in the Twin Cities: October. That is only a few short weeks away.

For commercial property managers, first frost means:

Landscape: All annual plantings should be removed. Perennials cut back. Final mowing heights lowered to 2.5 inches to prevent snow mold. Leaf cleanup on a regular cycle.

Surface: Any remaining repairs must be completed.

Equipment: Snow equipment should be getting staged or en route. Salt and de-icer supplies confirmed. Sidewalk tools and spreaders checked and ready.

Contracts/SLA's: Snow removal agreements finalized. Emergency contact lists updated. Trigger levels confirmed.

Contact TCOS today β€” we can help prioritize what matters most for your property.

Not all de-icers are the same, and the right choice depends on the specific makeup of your property.

The loading dock often does not require the same treatment as the front entrance. Matching the right material(s) to the application saves money and protects surfaces.
