Twenty-six years. That's not a job; it's a legacy.

Today we're celebrating Matt Schoenfelder, who's retiring after 26 years of helping build the company we are today. Matt's fingerprints are on just about everything here. He was instrumental in moving us into the multi-housing and CAI markets — a call that opened doors we're still walking through decades later. Along the way, he built deep expertise across hospitality, senior living, and multi-housing renovation, taking on projects coast to coast.

He also built relationships the old-fashioned way: by earning them. Atlantic Housing, PeakMade, Tharaldson, CAI-MN, MHA- those partnerships didn't happen by accident. They're a reflection of Matt's reputation, his work ethic, and the trust he earned one project at a time. And through all of it, he made the people around him better. Ask anyone who's worked alongside him: Matt didn't just solve problems; he taught others how to solve them too.

Retirement doesn't mean slowing down, though, not for Matt. He'll be traveling more with his wife, Nichola, and putting his construction know-how to work managing a $5 million expansion at Trinity Woods Catholic Youth Camp. A fitting next chapter for someone who's spent a career building things that matter.

Congratulations, Matt. Thank you for 26 unforgettable years; you've earned every minute of what comes next.

A student tours four properties in an afternoon. They sign at the one that feels like home.

That's the whole game right now. The top 50 student housing markets are pre-leasing at 92% while the bottom 50 sit at 54%, and dated common areas are landing properties on the wrong side of that line. One Virginia Tech-area community renovated its interiors and social spaces, then saw a 14% rent increase and hit 100% occupancy by March. What students actually want isn't flashy; it's functional. Study lounges and Clubhouses worth hanging out in. Finishes that survive four years and still photograph well.

Schoenfelder has spent 35 years renovating student housing nationwide: clubhouses, leasing offices, study lounges, fitness centers, unit interiors, kitchens, baths, corridors, and exteriors. All inside the summer turn window, because residents arrive in August whether you're ready or not.

We're thrilled to introduce our newest Project Manager, Justin Flock! With more than 20 years of construction experience, Justin brings deep expertise to hospitality and commercial renovation projects nationwide.

His career started in the field and grew through supervision, estimating, project management, and senior operational leadership, giving him a well-rounded view of project delivery from preconstruction through closeout. He thrives on fast-track, logistically complex renovations, with a talent for keeping every moving piece aligned: field ex*****on, subcontractor performance, budgets, schedules, and client communication.

To our incredible Schoenfelder Renovations team: thank you. The work you pour into every project all year long is exactly why days like this are so well earned. It was great to swap the job sites for picnic tables, share a meal (and a few cookies... okay, a lot of cookies), and enjoy each other's company. The families, the laughs, the questionable co****le skills; this is the crew that makes it all happen. We're grateful for every one of you.

A great day on the course for a greater cause. ⛳

Our team had a fantastic time at the Morrissey Hospitality Annual Golf Classic at Bunker Hills Golf Club, and we're proud to have joined as a sponsor in support of an event that gives back in a big way.

Every swing helped benefit the Boys & Girls Clubs of the Twin Cities, celebrating 100 years of impact in our community. We love being part of an event that combines great company with a mission that matters; investing in the kids who'll shape the Twin Cities for the next 100 years.
