Sometimes a “cosmetic remodel” turns into a whole lot more. 🔨
We were originally hired to update this bathroom with new flooring, paint, a new vanity, toilet, door, and some general cosmetic improvements.
Once demolition started, we discovered the real problem hiding underneath.
A long-term toilet leak had caused significant water damage to the subfloor and surrounding framing. What looked like a relatively straightforward bathroom update quickly became a much larger repair. Sections of the floor had to be opened up, damaged material removed, and compromised floor joists/framing repaired before we could even think about putting the bathroom back together.
The water damage had also extended into the basement below, where extensive mold growth was discovered. The affected areas had to be opened, damaged materials removed, treated, dried, and rebuilt before finish work could continue.
Once the underlying problems were addressed, we were finally able to put everything back together: repaired structure, new subfloor and flooring, new vanity and toilet, fresh paint, trim work, and the finishing touches.
The finished bathroom looks completely different—but the most important work is the work you can’t see anymore.
This project is a good example of why we don’t just cover up problems and make them look pretty. If we find something wrong underneath, we document it, show the homeowner, and address it properly before moving forward.
