Significant mold growth behind a bathroom wall.

This is what we found when we removed a bathroom wall. The bathroom sink had been leaking for some time. We knew we would find mold growth after we removed the vanity, the sink, and the wall, however, we did not know the mold growth would be this extensive.

We are now doing the remediation of the home and the rebuild when the remediation and the decontamination is finished. I'll post updated photos when we finish the project.

Visual mold growth inside flexible ductwork

This air handler is located in an attic space of a residential property. When I arrived at the inspection, the filter door cover was off, there was flexible ductwork disconnected, and there was significant visual mold growth inside the flexible ductwork.

There has obviously been a moisture or water problem inside this ductwork that caused the mold growth inside this system. Usually, flexible ductwork can be cleaned however, in this case, the mold growth is so significant, the ductwork just needs to be replaced. That being said, the ductwork still needs to be replaced by a mold remediation technician to avoid cross contamination and spreading mold spores throughout the house.

Before and after basement mold remediation project.

This basement had visual mold growth on the concrete foundation walls as well as on the wood floor joists and decking. This mold growth was caused by water incursion through the concrete foundation walls, leak from the furnace, and high relative humidity conditions due to not having a dehumidifier in the basement area.

We removed all the mold affected personal items throughout the basement, treated all the surfaces throughout the basement, decontaminated all the remaining personal items, installed two new dehumidifiers, ran a new dryer vent ductwork outside the basement area, and cleaned our way out of the home.

Just another crawlspace mold remediation and moisture barrier install project finished.

This crawlspace had standing water throughout due to leaking plumbing for the kitchen sink. We had to fix the leak, remove all the standing water, dry out the crawlspace, remove all the trash and debris and old insulation before we could even start the mold remediation.

Once we finished the mold remediation on all the surfaces throughout the crawlspace, then we could install a complete moisture barrier and sump pump system. This will help prevent future water incursion, moisture issues, and ultimately future mold growth.

Leaking roof which caused mold growth in the attic and damaged the drywall ceiling below.

This is an inspection I did for a client that noticed the drywall ceiling in the bathroom was stained and the paint bubbled.

I looked in the attic above the bathroom ceiling and found an active roof leak. This caused mold growth on the roof decking, the attic insulation was soaking wet, and the bathroom drywall ceiling was soaking wet. This was obviously a leak that has been going on for some time.

If you suspect that you have a leak in your home, don't wait or put it off. Prolonged leaking can cause mold growth and damage to building materials.

Just another crawlspace remediation and moisture barrier install project completed.

This crawlspace had visual mold growth on the wood floor joists and decking. We removed the old batt insulation, removed all the trash and debris from the crawlspace, treated all the surfaces throughout the crawlspace with a HEPA vacuum and wiped down all surfaces with an antimicrobial solution. We then encapsulated all the surfaces with an antimicrobial sealer in order to prevent future mold growth concerns.

We installed new batt insulation and then installed a complete 20mil skrim lined poly moisture barrier to help control the relative humidity inside the crawlspace area.

In this split level house, the crawlspace can now be used for storage and be protected from water and moisture and mold issues in the future.

I went to an inspection of an apartment that had suspected mold growth concerns, and this is what I found.

Mold growth on drywall underneath an access panel for the bathroom plumbing. This mold growth was caused by leaking plumbing for the tub. This leak has been going on for a while and someone obviously knew it was there because the last guy rolled up his trash and just stuck it behind the access panel... I guess he thought no one would ever look in there ever again.

Mold growth in the HVAC closet area due to multiple water leaks. These leaks have been going on for a while and someone obviously knew about the leaks because they just wrapped towels around the leaks... I guess they thought no one would ever look at the HVAC unit again.

Because there is visible mold growth in the HVAC unit closet, there are likely mold spores traveling throughout the apartment through the HVAC ductwork.

Water damage from a roof leak that led to a lot of additional work.

This customer had a roof leak caused by all the snow and ice. When we cut open the drywall ceiling and walls to remove the water damaged and mold affected materials, we found water damaged and mold affected framing, an old metal ductwork chase that was no longer being used, and roof trusts that were cut to fit the old metal ductwork. Obviously, that's not right.

We removed all the water damaged and mold affected materials, sistered up the cut trusts, installed new insulation, and rebuilt the room in a way that added 12sqft. to the living room area. This is because this ductwork chase was not needed anymore so we were able to remove the whole chase area and add that area back to the living room foot print.
