When did someone last look at your flat roof?

Summer in Central PA is tough on commercial membranes. Heat cycles cause expansion and contraction that stress seams over time. UV exposure degrades EPDM and TPO surfaces. And after a summer storm, ponding water sits on roofs that may already have drainage issues.

Ever wonder what actually happens when we restore a commercial roof?

Here is the short version.

First, a full inspection to confirm the roof is a good coating candidate and to map every problem area. Then prep, and this is where the work gets earned: cleaning the entire surface, repairing splits and blisters, and reinforcing every seam and pe*******on. Summer thunderstorms reveal a problem most building owners never see: ponding water.

Walk your roof 48 hours after a heavy rain. Any water still standing has nowhere to go, and that matters. Standing water accelerates membrane breakdown, adds structural load, and finds its way into every weak seam and flashing on your roof. Ponding is usually a drainage issue, not a roof failure.
