Want to kno how to tell whether your commercial roof leak is still active?

Just trace the outer edge of the ceiling stain lightly in pencil, write the date beside it, and take a photo. Check it again after the next significant rain. If the stain has spread past the line, water is still entering. If it has not changed after several rains, it may be an older leak or condensation. Note where the stain sits relative to rooftop units, drains, skylights, and roof edges, because most low-slope roof leaks begin at seams, edges, or penetrations, and water can travel before it appears inside. Dated photos and notes make a roof assessment faster and more accurate.

This is what a seam looks like on a ballasted rubber roof once the stone comes off.

On a ballasted EPDM roof, the membrane is held down by a layer of river rock. It works, and it hides everything. You can walk a roof like this and see stone, not roofing. The seams, where one sheet laps over the next, are usually the first thing to fail, and they are the part nobody can see.

So the stone gets raked back in sections, and the seam gets opened up, checked, and sealed before anything else happens on that roof.

If your building has a stone covered flat roof and nobody has been under the rock in years, that is where to start. When you get an inspection, ask for photos of the seams, not just the open field of the roof.

Late in the season, dew, frost, and short days limit coating work as much as temperature does.

A roof coating has to go down on a clean, completely dry surface, and it needs time to set before evening dew or rain reaches it. That gets harder every week in October. Mornings start with dew or frost on the membrane. Afternoons get shorter. On a clear fall evening, the roof surface can cool to the dew point within hours of application, and coating that gets wet before it sets may not bond the way it should.

That's why fall coating work gets scheduled around the forecast, and why the workable days shrink fast in late October and November.

If you were planning to coat a rubber, metal, or foam roof before winter, get it assessed now rather than after the first hard frost. If it can't be done this season, you'll have the scope and the number in hand for spring.
